Gyeonggi-do Conducts Special Inspection of 362 Real Estate Agents Suspected of Involvement in Jeonse Fraud
Gyeonggi Province will conduct a special inspection of 362 licensed real estate agents suspected of being involved in jeonse fraud until November 30.
The special inspection targets licensed real estate agents who have brokered at least one contract for 431 properties reported to the Gyeonggi Province Jeonse Damage Support Center in the first half of this year.
Looking at the number of brokerage contracts per agent, 297 agents brokered one contract, the largest group. Ten agents brokered five or more contracts. Among them, one agent brokered 14 contracts.
The deposit amounts for the properties involved in the damage consultations ranged from a minimum of 20 million KRW to a maximum of 610 million KRW.
By amount category, there were ▲93 cases (21.5%) under 100 million KRW ▲206 cases (47.8%) between 100 million and under 200 million KRW ▲97 cases (22.5%) between 200 million and under 300 million KRW ▲35 cases (8.2%) over 300 million KRW.
The joint inspection team, composed of the province, city and county governments, and special judicial police, will thoroughly investigate whether licensed real estate agents who brokered jeonse properties for tenants have been involved in jeonse fraud by reviewing brokerage details over the past three years, including cases of embezzlement of deposits, rebates, and brokering transactions for specific landlords.
Gyeonggi Province will also check for illegal activities such as lending of real estate agent licenses, failure to report employees, and compliance with obligations to verify and explain brokerage properties.
Based on the joint inspection results, administrative actions will be taken against illegal acts such as violations of brokerage property display and advertising, improper verification and explanation of brokerage properties, and failure to report brokerage assistants. For serious violations such as providing false information on important contract details, excessive brokerage fees, and price collusion, evidence will be collected and investigations will be requested from the police.
Earlier, from February to July, Gyeonggi Province conducted two rounds of special inspections with the Ministry of Land, Infrastructure and Transport and local governments on licensed real estate agents suspected of involvement in jeonse fraud, uncovering 113 illegal acts at 94 locations. Investigations were requested for 21 locations where major violations such as involvement in jeonse fraud and excessive brokerage fees were confirmed.

Ko Jung-guk, Director of the Land Information Division of Gyeonggi Province, stated, "As concerns over reverse jeonse difficulties continue, we will conduct ongoing inspections and crackdowns on brokerage offices to prevent damage to residents."
