Daejeon Tops Seoul in First-Priority Subscription Competition Rate... Gyeonggi Faces Over 70% Undersubscription Rate
Amid polarization in the subscription market, last month Daejeon's first-priority subscription competition rate surpassed that of Seoul. In Gyeonggi Province, the undersubscription rate exceeded 70% due to many sales in outlying areas.

View original imageAccording to real estate platform Zigbang on the 13th, the nationwide first-priority subscription competition rate in August was 20.3 to 1, up from 14.8 to 1 the previous month. By region, Daejeon had the highest rate at 68.7 to 1, followed by Seoul at 53.9 to 1, Jeonnam 5.6 to 1, Gwangju 3.9 to 1, Jeonbuk 2.7 to 1, Gyeonggi 0.8 to 1, Jeju 0.2 to 1, and Gyeongnam 0.1 to 1.
In Daejeon, the 'Dunsan Jaiai Park' in Seo-gu, which was sold last month, recorded a first-priority subscription competition rate of 68.67 to 1. There were 48,415 applicants for 705 units. It is analyzed that the convenience of facilities and the high preference for large construction company brands attracted interest.
Seoul's first-priority subscription competition rate had been soaring with 82.2 to 1 in May, 122.3 to 1 in June, and 95.9 to 1 in July, before slightly decreasing last month. However, it remains at a high level.
In fact, the first-priority subscription competition rate for 'Cheonggye SK View' in Seongdong-gu reached 183.42 to 1, while 'Raemian La Grande' in Dongdaemun-gu showed 79.11 to 1, and 'Hoban Summit Gaebong' in Guro-gu recorded 25.24 to 1.
In Gyeonggi Province, sales mainly took place in outlying areas far from Seoul, causing the subscription competition rate to drop significantly compared to the previous month (20 to 1). Instead, the undersubscription rate rose to 76.9%, exceeding 70% for the first time since February (70.9%).
In Jeonnam, 'Hillstate Cheomdan Central' in Jangseong-gun recorded a competition rate of 5.57 to 1 in the first-priority subscription. Although administratively in Jangseong-gun, its proximity to Gwangju is believed to have contributed to favorable subscription results.

A Zigbang official explained, "Last month’s subscription market was strong in Seoul, the adjacent Gyeonggi area, and major provincial cities, but sales performance was poor for local small and medium-sized construction company brands and in outlying areas of Gyeonggi far from Seoul," adding, "The polarization phenomenon in apartment subscriptions continues."
