Right in front of an elementary school, 'Kids Love It'... One-Stop School District 'Gwangmyeong Central I-Park' for Sale

As the 30s and 40s generation, composed mainly of parents, continues to exert significant influence in this year’s apartment sales market, the ‘Gwangmyeong Central IPARK’ apartment complex, located right in front of an elementary school and known as a ‘Haksegwon’ (school zone) apartment, is gaining attention.
Traditionally, the 30s and 40s generation has been referred to as the ‘big players’ in the apartment sales market. According to data from the Korea Real Estate Board on ‘Sales Transactions by Buyer Age Group,’ out of the total 163,815 apartment sales transactions nationwide from January to May this year, transactions by the 30s and 40s generation accounted for more than half, totaling 85,983 cases (52.5%).
Since the Korea Real Estate Board began releasing related statistics in 2019, the transaction volume of the 30s and 40s generation has consistently accounted for half or more of the total transactions in most years. Among these buyers, many are parents with school-age children, which has increased the popularity of Haksegwon apartments. As a result, Haksegwon apartments have already established themselves as a ‘trusted steady seller’ position within the apartment market.
Their popularity is equally strong in the pre-sale market. In fact, this year, Haksegwon complexes have recorded excellent pre-sale results. For example, a pre-sale complex in Seoul, which recorded the highest competition rate in the first half of the year with 19,478 applicants for 98 general units excluding special supply, attracted attention as a ‘Mokdong Haksegwon’ area. Another pre-sale complex in Paju, Gyeonggi Province, which attracted a total of 41,802 applicants and was the most applied-for complex in the first half of the year, was located right in front of an elementary and middle school.
A sales official explained, “Haksegwon apartments are popular because they have fewer safety risks on children’s commuting routes, and under current laws, youth-harmful facilities cannot be established near educational institutions, allowing residents to enjoy a more pleasant and safe living environment. As preferences are high, competition becomes fierce, and most cases have high expectations for future premiums.”
Amid this, HDC Hyundai Development Company is introducing ‘Gwangmyeong Central IPARK’ in the heart of Gwangmyeong New Town. It is the first ‘IPARK’ brand apartment in Gwangmyeong New Town, with an elementary school located right in front of the complex.
The complex will be developed in Gwangmyeong 2-dong, Gwangmyeong-si, Gyeonggi Province, consisting of 11 buildings ranging from three basement floors to a maximum of 36 floors above ground, with a total of 1,957 units sized between 39 and 113 square meters. Among these, 425 units are designated for general sale. With a total of 10 diverse unit types ranging from small to medium and large sizes, the complex broadens the choices for buyers and is expected to be highly preferred by the rapidly increasing number of 1-2 person households.
This location boasts a ‘one-stop school district’ advantage. The complex includes a daycare center, and within a 1 km radius, there are kindergartens as well as elementary, middle, and high schools. Notably, Gwangmyeong Elementary School is about a one-minute walk away, and the complex and the elementary school face each other across a planned park, providing residents’ children with a ‘green commuting route.’ The Cheolsan Station academy district is also conveniently close, about 1 km in a straight line.
Additionally, the complex is designed as a ‘park-type apartment’ with no cars on the ground level, ensuring children’s safety. A massive ‘central open space’ crossing the center will feature a high-end garden composed of four themes, along with resident exercise facilities, playgrounds for infants and children, and a walking trail circling the complex’s perimeter. Underground storage units for seasonal items will also be provided as a standard amenity for all general sale units.
‘Gwangmyeong Central IPARK’ is the first IPARK in Gwangmyeong, with careful attention paid to location selection and design. Gwangmyeong New Town has many hilly and uneven terrains, resulting in many hillside apartments. However, ‘Gwangmyeong Central IPARK’ is built on flat land, allowing residents to avoid climbing hills and providing convenient commuting routes for work and school, which is expected to increase its appeal among buyers.
The parking capacity is designed to be the highest level within Gwangmyeong New Town to prevent parking shortages, and the building coverage ratio is the lowest among Gwangmyeong New Town pre-sale complexes, securing comfortable distances between buildings. Furthermore, an automatic food waste disposal system, typically seen only in luxury apartments, will be installed inside each unit, and premium finishing materials such as high-end porcelain ceramic tiles will be applied even in common areas like elevator halls, differentiating it from previous pre-sale complexes.
