Only Seoul Concentrated... May Seoul Competition Rate 82 to 1, Provinces Undersubscribed
The concentration of the subscription market in Seoul is intensifying.
According to real estate platform Zigbang on the 14th, the first-priority subscription competition rate in Seoul last month was 82.2 to 1, the highest this year. The minimum subscription score was 66 points, and the subscription shortfall rate was 0%. The subscription shortfall rate is calculated by dividing the number of units with subscription shortfall by the total number of supplied units.
On the other hand, subscription results outside of Seoul were sluggish. Except for Gyeonggi (42.8 to 1), Gwangju (11.2 to 1), and Busan (1.1 to 1), Daegu, Incheon, Ulsan, Chungnam, Gyeongnam, and Jeju all failed to exceed 1 to 1 in first-priority subscription competition rates.
The subscription shortfall rate also showed a significant gap between Seoul and other regions. While Seoul recorded a 0% shortfall rate, Gyeongnam had 100%, and Daegu recorded 91.2%. Following were △Jeju 89.7%, △Ulsan 84.0%, △Incheon 70.0%, △Chungnam 64.3%, △Busan 20.8%, △Gyeonggi 4.2%, and △Gwangju 1.0%.
The nationwide first-priority subscription competition rate rose from 9.0 to 1 in April to 18.8 to 1 last month, while the subscription shortfall rate slightly decreased from 24.4% to 23.5%.
A Zigbang official said, "Except for five complexes in Seoul and Gyeonggi, subscription shortfalls occurred in all other complexes, resulting in a concentration of subscription demand centered on Seoul. While complexes in the metropolitan area with excellent accessibility to Seoul recorded outstanding subscription results, the subscription market polarization is intensifying as subscription shortfalls continue to occur in provincial areas."
