‘Design’ That Determines the Value of a Home: ‘Asty Cabin’ Applying Bespoke Interior System Draws Attention
As ‘space design’ that reflects personal taste and discernment determines the value of a home, its importance is emerging. Especially among young consumers in their 20s and 30s, the perception of residential spaces as objects of enjoyment rather than ownership is spreading, making space design a crucial criterion in choosing residential facilities.
In fact, in the market, the presence or absence of ‘space design’ can cause actual transaction prices to differ by more than 200 million KRW.
According to the Ministry of Land, Infrastructure and Transport’s real transaction price disclosure system, a 59㎡ unit in Daerim Riverside Town Apartment located in Eungbong-dong, Seongdong-gu, Seoul, was traded for 1.13 billion KRW on the 27th of last month. Compared to a transaction of the same size and floor just two days earlier at 890 million KRW, this represents a price difference of 240 million KRW.
According to a real estate agency, this transaction was for a fully renovated property, which is why it was traded at a price higher than the market value. Since the entire house was remodeled, it was sold at a price above the average transaction price, according to on-site explanations.
In this regard, a real estate expert said, “Due to differences in space design, not only market prices but also rental fees vary significantly, and quick investors are securing properties with well-developed aesthetic elements. Especially recently, with rising labor and material costs, interior construction expenses have increased greatly, so investing in properties with excellent space design is economically advantageous.”
Given this situation, interest is focusing on residential facilities that combine aesthetic value and high-end design.
‘ASTY Cabin,’ being developed in Garak-dong, Songpa-gu, Seoul, is a high-end officetel where one can enjoy the aesthetics of nature in the heart of the city. This complex maximizes luxury by providing a high-end living brand as a standard and also offers a ‘Bespoke Interior System’ that allows customization of finishing materials and space configurations according to individual tastes.
In fact, ‘ASTY Cabin’ is the second project to apply the ASTY brand, which won the main award in the interior and residential category at the ‘iF Design Award 2022,’ one of the world’s top three design awards. The interior, designed around the concept of sunrise and sunset times, features high-end living brands such as Obellino and Doimo Cucine applied to all units.
Notably, features such as wardrobes that can be opened and closed from both sides, hidden kitchens designed to conceal everyday living when not in use, and magnetic rail lighting systems that allow easy changes to lighting plans are differentiated specialized designs that maximize space utilization while adding aesthetics to the living space.
Details have also been added to the space design. ‘ASTY Cabin’ offers a ‘Bespoke Interior System’ that allows selection of finishing materials for floors and walls, as well as glass used in sliding doors and bathroom partitions according to personal preference. Through this, consumers are expected to complete their own spaces reflecting their tastes.
Systematic housing management services specialized for high-end residences also attract attention. ‘ASTY Cabin’ will be managed and operated by Tower PMC, a housing management specialist brand with know-how in managing ultra-luxury homes such as Tower Palace and Hannam The Hill. Through this, residents can enjoy space management and concierge services previously available only in Korea’s representative high-end residences.
