This Month, 39,655 Apartment Units Scheduled for Sale Nationwide
Sales Expected to Increase Compared to the Same Month Last Year
[Asia Economy Reporter Kim Min-young] This month, ahead of the reform of the price ceiling system for pre-sale apartments, a total of 39,655 households are expected to be supplied nationwide. However, with the pre-sale price increase rate ranging only from 1.5% to 4%, it remains uncertain whether the reform will improve the speed of pre-sale in redevelopment projects.
According to Zigbang on the 4th, as of the end of May, 62 complexes with a total of 32,952 households and 28,232 general pre-sale units were scheduled for pre-sale in June. Upon re-investigation, only 35 complexes with a total of 16,180 households (49% supply performance rate) and 13,360 general pre-sale units (47% supply performance rate) were actually pre-sold.
This month, 63 complexes with a total of 39,655 households are preparing for pre-sale, of which 34,095 households are general pre-sale units. Compared to the same month in 2021, the total number of households is expected to increase by 74%, or 16,819 households, and general pre-sale units are expected to increase by 78%, or 14,960 units.
A Zigbang official said, "In the first half of this year, large issues such as the presidential and local elections caused complexes preparing for pre-sale to postpone their supply schedules. With the Ministry of Land, Infrastructure and Transport's announcement of a rationalization plan for the operation of the pre-sale price system, complexes that had not finalized their supply schedules are expected to gradually prepare for supply."
However, since the expected pre-sale price increase rate is only between 1.5% and 4%, it is uncertain whether the speed of pre-sale in redevelopment projects will actually improve.
Among the households supplied nationwide this month, 12,239 households are preparing for pre-sale in the metropolitan area. Gyeonggi-do plans the largest supply with 7,750 households. Seoul has no planned supply. In the provinces, 27,416 households are planned for pre-sale, with Daegu City preparing 5,050 households, the largest supply expected.
