Where will the next ‘Lotto Subscription’ be? If you win, the price difference can amount to hundreds of millions of won, and the ‘Lotto Subscription’ craze that attracted 170,000 people in Seoul this week is expected to continue next week in Sejong City. The low sale price in the 100 million won range and the fact that subscriptions are possible nationwide have attracted the interest of actual homebuyers without homes.
According to the Korea Real Estate Board’s Subscription Home on the 18th, the remaining 199 units for sale after conversion at Joongheung S-Class Pradium in Garak Village 6 and 7 complexes in Goun-dong, Sejong City, will start accepting subscriptions from the 21st. There are 143 units of 59㎡ type in Complex 6 and 56 units of 84㎡ type in Complex 7. These were supplied in 2013 as rental-sale units, and after the mandatory rental period ended, units that tenants gave up or were disqualified for sale are now being offered to the general public.
The sale price is based on the 2013 rental contract price, making it cheaper than recent market prices. The 59㎡ units range from 168.82 million to 171.39 million won, and the 84㎡ units range from 222.52 million to 224.29 million won. Considering that the surrounding market price is over 400 million won for 59㎡ and over 580 million won for 84㎡, a profit of hundreds of millions of won is expected if you win.
Sixty percent of the supply will be given priority to those who have lived in Sejong for more than one year, and 40% will be allocated to those who have lived less than one year or reside in other regions. To apply for special supply, applicants must meet the requirements of being a household head or member without a home. For general supply applications, the applicant must be a household head who has held a subscription savings account for more than two years and has met the deposit amount criteria. Those who own two or more houses or have won other housing subscriptions within the past five years cannot apply.
In Gwanak-gu, Seoul, 11 units of ‘Sillim Sky Apartment’ are accepting non-priority subscriptions. The initial subscription was held in August last year with a highest competition rate of 246 to 1, but since the remaining units were not exhausted, subscriptions are being accepted again. Applicants must be homebuyers without a home residing in Seoul, and since it is a non-priority subscription, a subscription savings account is not required. The sale price for the 56㎡ units is 599 million won, and considering the surrounding similar unit market price of 700 to 800 million won, a profit of at least 100 million won is expected.
