View original image[Asia Economy Reporter Kim Hyemin] On the 14th, the Seoul Metropolitan Government announced that it has selected two new sites for this year's first transit station area revitalization project: Saja-jeong Station in Jungnang-gu and Wangsimni Station area in Seongdong-gu.
The transit station area revitalization project upgrades the land use zone of transit station areas (within 250m from the platform boundary) that meet location requirements, increasing the floor area ratio, and expands half of the increased floor area ratio for public rental facilities and living service facilities.
Both areas are located in the Myeonmok District Center and Wangsimni Metropolitan Center, respectively, where revitalization of transit station areas is needed to strengthen centrality.
The area around Saja-jeong Station on Subway Line 7 is preparing for the establishment of a light rail, requiring the arrangement of connecting transportation and maintenance of the traditional market, which is a key part of the region. The city plans to promote local economic revitalization through the maintenance of aging facilities and traditional markets, and secure a wide range of living SOC through high-density, complex development of the Saja-jeong transit station area.
The Wangsimni Station area is a transportation hub where Lines 2 and 5, as well as the Gyeongui-Jungang Line and Suin-Bundang Line, pass through, requiring strengthening of its central functions. Considering the area's characteristics of high population inflow but also high outflow due to transportation convenience, the city plans to expand region-specific facilities that can increase inflow.
According to plans proposed by private entities, 308 new housing units will be supplied in these transit station areas. Facilities needed by the region such as public rental commercial spaces, youth startup support centers, senior welfare centers, and public parking lots will be expanded.

Choi Jin-seok, Director of the Seoul Metropolitan Government Urban Planning Bureau, said, "Through the transit station area revitalization project, we expect to achieve both quality housing supply and regional revitalization," adding, "Both areas are expected to improve residents' convenience by expanding regional facilities such as youth startup support centers, which have been insufficient until now."
