According to last year's National Indicator System subjective environmental satisfaction survey, among indicators measuring subjective well-being in living environments (air quality, rivers (water quality), soil, noise/vibration, green environment, light pollution), satisfaction with the green environment ranked first at 58.7%. In the same survey, the green environment has consistently ranked first over the past 10 years, highlighting its importance.
For this reason, while Gongsegwon complexes show good subscription results, in Incheon, the Yonghyeon-Hakik 1 Block Urban Development Project 'City Ociel' is attracting attention.
City Ociel is being developed as an ecological complex city to allow residents to enjoy a pleasant natural environment within the urban area. It will apply wind corridors, bicycle paths, rooftop greening, pilotis (a method of raising apartments on pillars), standby power cut-off systems, water circulation systems, and will feature a green network connecting the Grand Park, surrounding blocks, green spaces within the district, and cultural parks through green pedestrian streets, ecological trails, and community green spaces.
Within City Ociel, nine parks (six cultural parks, two neighborhood parks, and one children's park) will be established throughout the area, and the approximately 370,000㎡ Grand Park will include various sports and recreational facilities such as soccer fields, baseball fields, tennis courts, gateball courts, and fitness centers. In particular, City Ociel Phase 4 has enhanced residential comfort by creating a central park within the complex.
Phase 4 is also expected to be popular because it offers the closest access to the 'Incheon Museum Park (planned)' within City Ociel. Incheon Museum Park, the nation's first complex cultural facility combining an art museum, museum, and park, is scheduled to begin construction in June next year and aims to open in December 2025.
Transportation conditions are also excellent. The complex is located in the immediate vicinity of Hakik Station (planned) on the Suin-Bundang Line, allowing easy access not only within Incheon but also to Seoul and the metropolitan area via Hakik Station (planned). The Suin-Bundang Line will enable transfers to many metropolitan subway lines, including Seoul Subway Lines 1 and 4, Incheon Subway Line 1, and the Wolpan Line (planned).
Additionally, the complex is close to a wide-area road network including the 2nd Gyeongin Expressway, the Metropolitan Area 2nd Ring Expressway (Incheon-Gimpo section), Incheon Bridge, Incheon-daero connected to the Gyeongin Expressway, and Aam-daero connected to the 3rd Gyeongin Expressway, making it convenient to travel to other regions by car.
A sales official for City Ociel Phase 4 stated, "As interest in pleasant living environments grows, complexes with green premiums are becoming more popular," adding, "City Ociel Phase 4 is expected to perform well due to its location offering nature, culture, transportation, and commercial facilities all in one."
The City Ociel Phase 4 model house is located near Michuhol-gu, Incheon, and is scheduled to open on the 10th. Move-in is expected in January 2025.

City Ociel is a mini-new town-scale private urban development project by DCRE, a subsidiary of OCI, developing approximately 1.54 million square meters in Hakik-dong 587-1 and nearby sites in Michuhol-gu, Incheon, with a planned population of about 13,000.
