Maintaining the Printing Industry and Landscape Protection... New District Unit Plan Established for Pildong Area
Seoul City Holds Urban Architecture Joint Committee Authorized Subcommittee Meeting and Approves Amendments
[Asia Economy Reporter Kim Hyemin] The Pildong area has been designated as a district unit planning zone to preserve the printing industry ecosystem and protect the urban landscape.
On the 8th, Seoul City held the 6th Urban and Architectural Joint Committee Delegated Subcommittee and announced on the 9th that it had amended and approved the designation and planning decision for the district unit planning zone around Pildong-ro, Jung-gu (366,553㎡).
The target area includes Pildong 1, 2, and 3-ga, Namhak-dong, Mukjeong-dong, and Jangchung-dong 2-ga, located between Toegye-ro and Namsan Park. A Seoul city official explained, "This was established to manage residential areas reflecting the characteristics of the region such as nature, history, culture, industry, and universities."
The district unit plan includes provisions to relax building use regulations to manufacturing under the Category 2 Neighborhood Living Facilities for some densely populated areas to maintain the printing industry ecosystem. Since the 1990s, printing-related companies from Euljiro and Gwanghui-dong have relocated to the Pildong area, which currently hosts about 1,000 printing industry businesses.
Additionally, the Type 1 General Residential Area surrounded by Namsan will focus on managing non-residential uses to restore the residential environment. Building form guidelines will be applied to major streets to protect the urban landscape and promote pedestrian activity. Around the Namsangol Hanok Village, if recommended uses are introduced, parking installation standards will be relaxed, and maximum development scale will be eased to allow specialization as cultural and artistic spaces.

A Seoul city official expressed expectations, saying, "With this decision, the Pildong area will recover its pleasant and safe residential characteristics, and the historic downtown north-south pedestrian axis connecting Jongmyo, Sewoon Sangga, and Namsan will also be revitalized."
