Gwanak-gu Begins Investigation of Individual Official Land Prices for 2021
Operating the 'Standard Land Viewing System' and 'Official Land Price 365-Day Opinion Submission' for Resident Communication... Running the 'Appraiser Consultation System' to Resolve Official Land Price Queries with Appraisers
[Asia Economy Reporter Park Jong-il] Gwanak-gu (District Mayor Park Jun-hee) has officially started a comprehensive survey targeting approximately 45,000 land parcels within the district as of January 1, 2021, to determine the individual publicly announced land prices.
Individual publicly announced land prices are used as the basis for imposing national and local taxes related to land, as well as various charges, making accurate investigation essential.
Accordingly, the district has organized a land price investigation team that will verify comprehensive real estate records and various permits and approvals, then accurately survey the actual usage conditions and road conditions of each land parcel through on-site inspections.
The surveyed land characteristics will be compared with those of standard land, and based on the appraisal table, a price ratio will be calculated to determine the individual publicly announced land price per square meter for each parcel.
The land prices calculated in this way will be finalized after verification by certified appraisers and review by the Gwanak-gu Real Estate Price Disclosure Committee.
The period for landowners and interested parties to review land prices and submit opinions is from April 5 to April 26, with the decision and announcement date set for May 31. Objections can be filed from May 31 to June 30, for one month.
In particular, during the opinion submission and objection periods, a “Certified Appraiser Consultation Service” is operated to assist residents’ understanding and convenience regarding individual publicly announced land prices, allowing landowners or interested parties who wish to consult to speak directly with certified appraisers.
Additionally, to provide accurate information and listen to opinions from residents 365 days a year, Gwanak-gu operates the “Standard Land Price Viewing System” and “Individual Land Price 365-Day Opinion Submission” portals on its website, creating both online and offline communication channels to gather diverse resident opinions and minimize civil complaints.
