Interest Grows Among Genuine Buyers for Pre-Subscription Targets
[Asia Economy Reporter Yoo In-ho] As the government unveiled early supply plans such as pre-subscription for public housing sites in the Seoul metropolitan area, interest among genuine demanders is rising.
The pre-subscription for the 3rd phase new towns in the metropolitan area, where the sale price is free from bubbles due to the application of the price ceiling system, is attracting as many as 120,000 subscription alarm applicants, showing intense interest.
Not only in Seoul areas with confirmed pre-subscription plans such as Yongsan Railroad Maintenance Depot, Yongin Platform City, Gangseo, Magok, Godeok Gangil, and Eunpyeong, but also many genuine demanders are targeting so-called "prime locations" like Taereung CC and Yongsan Camp Kim, where pre-subscription schedules have not yet been confirmed.
According to the industry on the 13th, about 10% of the 3rd phase new towns will be released as pre-subscription targets from the second half of next year until 2022.
Starting with Incheon Gyeyang (1,100 households) in July-August next year, 9-10 months will see Namyangju Wangsuk 2 (1,500 households), and in November-December, Namyangju Wangsuk (2,400 households), Bucheon Daejang (2,000 households), Goyang Changneung (1,600 households), Hanam Gyosan (1,100 households), etc., with a total of 9,700 households supplied as pre-subscription quantities next year alone.
In 2022, 12,500 households will be subject to pre-subscription, including Namyangju Wangsuk (4,000 households), Incheon Gyeyang (1,500 households), Goyang Changneung (2,500 households), Bucheon Daejang (1,000 households), Namyangju Wangsuk 2 (1,000 households), and Hanam Gyosan (2,500 households).
It is not only the 3rd phase new towns. Areas with good accessibility to Seoul will also be supplied. Among these, Wirye (300 households) and Seongnam Bokjeong 1 and 2 (1,000 households) in the July-August pre-subscription targets are considered the areas with the best accessibility to Seoul.
The Seongnam Bokjeong district is adjacent to the southern side of Wirye New Town. Moreover, these areas are expected to be popular due to transportation benefits such as the scheduled opening of Line 8 Wirye Station.
Seongnam Sinchon (200 households) and Seongnam Nakseong (800 households), which will be released in September-October, are also evaluated as having excellent locations.
Seongnam Sinchon is near the Gangnam Segok-dong intersection in Seoul. It is accessible via Heolleung IC to the Yongin-Seoul Expressway. Seongnam Nakseong has good access to the Yongin-Seoul Expressway and Bundang-Suseo Urban Expressway. It is also close to Pangyo.
Along with Gwacheon Gwacheon District (1,800 households), which will enter pre-subscription in November-December, Namyangju Yangjeong Station area (1,300 households) also has better accessibility to Seoul than the 2nd phase new towns.

The pre-subscription sites in Seoul are expected to show the highest competition rates. The military site near Noryangjin Station (200 households), scheduled for July-August next year, is an excellent location as Noryangjin Station is a transportation hub right next to Yeouido, requiring no further explanation regarding its location. The Namtaeryeong military site (300 households), scheduled for September-October, is also worth targeting.
