Hyundai Construction to Launch 'Hillstate Lake Songdo 3rd Phase' in June
[Asia Economy Reporter Yuri Kim] Hyundai Engineering & Construction announced on the 8th that it plans to sell "Hillstate Lake Songdo Phase 3" next month in the area of 397-5, Songdo-dong, Yeonsu-gu, Incheon. Following Hillstate Lake Songdo Phases 1 and 2, this is the third complex to be supplied, consisting of about 1,100 households out of the 5,000 households in the Songdo Hillstate brand town.
Hillstate Lake Songdo Phase 3 will be developed with 8 buildings ranging from 2 basement floors to a maximum of 49 floors above ground, with units sized between 84 and 156㎡ (exclusive area), totaling 1,100 households.
Songdo Landmark City (Songdo Districts 6 and 8) within Songdo International City is planned on a site of approximately 5.8 million square meters, including residential facilities, international business, tourism, and leisure. The complex is located in Songdo Landmark City, allowing residents to use various convenient living facilities. Nearby planned infrastructure includes Songdo Landmark City Station (tentative name, scheduled to open in December 2020), an extension of Incheon Subway Line 1, the Songdo Internal Circulation Tram (currently under the 2nd Incheon Urban Railway Network Establishment Plan study), and the Metropolitan Area 2nd Outer Ring Road (Incheon to Ansan section passed preliminary feasibility study).
Surrounding the complex, the Metropolitan Area Express Railway (GTX)-B line, which passed the preliminary feasibility study last year, is scheduled to open in the future. Once opened, it will be an express railway connecting Songdo to Yeouido and Namyangju (Maseok). For car users, access is possible via Songdo IC and Okryeon IC to the 2nd Gyeongin Expressway and other roads.
In front of the complex, there are sites for an elementary school (scheduled for 2021) and a middle school (scheduled for 2022), allowing walking access to school. Within 1 km, a total of six elementary, middle, and high schools are planned to open. Chadwick International School, Incheon National University, Yonsei University International Campus, and Incheon Catholic University are also nearby.
Nearby facilities include Hyundai Premium Outlet, Costco, NC Cube Canal Walk, Lotte Mart, Homeplus Songdo Branch, and Triple Street. Planned developments include E-Land Mall, Lotte Mall, and Songdo Severance Hospital. The area around the complex also features Songdo Landmark City Neighborhood Park, Songdo Dalbit Festival Park, Songdo Central Park, and Jack Nicklaus Golf Club.
The complex applies a sophisticated exterior design (curtain wall look) and is mostly oriented southward (southeast and southwest). It will also introduce "H Clean Alpha 2.0," a clean complex system that ensures safety from air pollutants such as fine dust and viruses. Hyundai Engineering & Construction's Home IoT system, Hi-oT technology, will also be applied. This allows control of lighting and heating, energy usage monitoring, and services such as package tracking and elevator calls via smartphone.
Songdo International City in Incheon, where Hillstate Lake Songdo Phase 3 is located, is a non-regulated area. Regardless of household head status or home ownership, applicants who have subscribed to a subscription savings account for more than 12 months and meet the regional deposit requirements (2.5 million KRW for Incheon for units under 85㎡ exclusive area) are eligible for first-priority subscription even if they are not household heads. There is no restriction on re-winning, so applicants can apply regardless of previous housing lottery results.

The model house will be built near the project site and is scheduled to open in June. Move-in is expected in October 2023.
