[Asia Economy Reporter Kim Yuri] The Bukahyeon 2 Redevelopment Promotion Zone in Bukahyeon-dong, Mapo-gu, Seoul is accelerating its project.
On the 21st, the Seoul Metropolitan Government held the 1st Seoul Metropolitan Urban Redevelopment Committee meeting and announced that the amendment plan for the Bukahyeon 2 Redevelopment Promotion Zone was 'approved with modifications.'
The main contents included the integrated establishment of a public office, the abolition of green spaces and public open spaces. The Bukahyeon 1 Community Center will be incorporated into the zone and expanded, the previously planned connecting green space will be abolished and replaced with a small park. Public open spaces, judged to be inefficient due to their small size, will also be abolished. The floor area ratio will be increased from 231.09% to 260.41%, and the number of households will rise from 1,714 (including 292 rental units) to 2,350 (including 401 rental units).
The Bukahyeon 2 Redevelopment Promotion Zone is planned to cover an area of 124,270.3㎡, with buildings ranging from three basement floors to a maximum of 29 floors above ground (total 2,350 households). The zone is located on hilly terrain, and a special architectural district plan has been applied to create a harmonious landscape with the surrounding area.
The Seoul Urban Redevelopment Committee approved the proposal with modifications on the condition of adjusting building setback lines (width 4?6m) to secure a circular street landscape and reviewing the rental housing arrangement plan (social mix) to create an inclusive complex.

The designation of the special architectural district will be decided through future deliberations by the Architectural Committee. A Seoul city official stated that if designated as a special architectural district, not only the building design but also urban management aspects such as urban landscape, harmony with surrounding buildings, and connection with the urban context will be comprehensively considered.
