Reconstruction of Siheung-dong Hyundai Apartment Gains Momentum
Geumcheon-gu, Siheung-dong Hyundai Apartment Designated as Reconstruction Maintenance Zone... Floor Area Ratio Up to 228%, Maximum 13 Floors, 4 Buildings with 235 Units
[Asia Economy Reporter Park Jong-il] Geumcheon-gu (Mayor Yu Seong-hoon) announced that the reconstruction project of Hyundai Apartment in Siheung-dong, Geumcheon-gu, which has been built for nearly 40 years, has entered the main track with the designation of the reconstruction maintenance district.
Hyundai Apartment in Siheung-dong was completed in 1984 and consists of four buildings with five floors each, totaling 140 households, located at 220-2 Siheung-dong. Currently, after 36 years, all four buildings are aging, resulting in poor residential conditions. In the safety inspection of aging buildings conducted in 2003, it received a D grade.
According to the announced maintenance project details, out of the total project area of 10,558㎡, the lot area is 8,713㎡, and the area for maintenance infrastructure is 1,845㎡. The floor area ratio, previously limited to the second-class general residential area (up to 7 floors), will be relaxed to 228% or less, and the project will consist of four apartment buildings with up to 13 floors and 235 households.
Considering the scenic view of Samsung Mountain located at the rear, the number of floors per building will be arranged along the ridge of Samsung Mountain, ranging from 8 to 13 floors.
Also, taking into account harmony with the surrounding green spaces, natural and artificial green areas will be maximized, and a park will be created to the north so that residents can relax in a pleasant environment.
Furthermore, a connecting road will be constructed to link Tapgol-ro 5-gil (a 12m road) on the north side of the site, which is currently disconnected, to improve accessibility and ensure convenience for residents' movement.
The reconstruction maintenance project of Hyundai Apartment in Siheung-dong was designated as a housing reconstruction maintenance planned district in 2006 and passed the Seoul City Urban Planning Committee review last October. The (tentative name) Siheung-dong Hyundai Apartment Reconstruction Promotion Committee plans to apply for the architectural committee review and project implementation approval for the reconstruction plan this year.
Mayor Yu Seong-hoon stated, “The reconstruction maintenance project of Hyundai Apartment in Siheung-dong has been planned to derive a residential-centered space through reasonable architecture considering residents' convenience and surrounding scenery,” adding, “We will promote qualitative improvement of residents' living environment through eco-friendly development suited to the regional characteristics and implement environmentally friendly urban planning in the area.”
