Ansan to Hold Public Viewing of '2030 District Unit Plan Reorganization' Starting June 9
Sadong Economic Free Zone and Urban Development Project Included
Sites for Multi-Family Housing and Public Facilities Planned for 11 Idle Lands
On June 5, the city of Ansan in Gyeonggi Province announced that it will conduct a public notice for residents regarding the '2030 Ansan District Unit Plan Reorganization Service' starting from June 9.
The 'District Unit Plan' is an urban management plan established for specific areas within a city to rationalize land use, enhance functionality, improve landscape and aesthetics, and enable systematic and planned development and management.
This reorganization of the district unit plan is being promoted to revitalize the local economy through systematic and planned management of the district unit plan, and to establish development strategies aligned with the changing urban environment and market economy trends.
The reorganization proposal includes key issues such as development plans for idle land within Phase 2 of the new city, relaxation of permitted uses and floor area ratios by region, promotion of designation as an economic free zone, and extension of the Shinansan Line route.
Specifically, it includes: ▲ establishment of a district unit plan for the Sadong 89 Block economic free zone and urban development project; ▲ designation of a special planning zone for the Gojan-dong 30 Block parking lot modernization cooperation project; and ▲ development of block-type multi-family housing and neighborhood public facility sites for 11 idle sites, including areas around the Ansan Office of Education and Sangnok District Office.
In particular, due to the government's deregulation, it is now possible to construct urban-type housing units with an exclusive area of 60 square meters or less within central commercial areas. As a result, residential-type development is expected to become more active within commercial zones. In the Daebudo reclaimed district, where development has stagnated due to the inability to attract buyers, the city plans to allow multi-family housing and to readjust the parcel size and floor area ratio system to promote development.
The city also plans to promote reorganization of Phase 1 of the new city to support the reconstruction of aging buildings in the old downtown area, including Jungang-dong.
