Average Monthly Rent for Seoul One-Room Apartments in April at 680,000 Won... Seodaemun-gu Highest at 900,000 Won
Average Monthly Rent Drops by 2.2%... Jeonse Deposit Rises by 1.7%
Seocho-gu Has Highest Jeonse Deposit for Four Consecutive Months
In April of this year, the average monthly rent for one-room apartments in the Seoul area decreased compared to the previous month, while the average jeonse deposit increased.
According to real estate information platform Dabang on May 27, the average monthly rent for one-room apartments (less than or equal to 33 square meters in size, multi-family and row houses) in Seoul with a deposit of 10 million won was 680,000 won last month. The average jeonse deposit was 212.54 million won. These figures represent a decrease of 2.2% (20,000 won) in monthly rent and an increase of 1.7% (3.52 million won) in jeonse deposit compared to the previous month.
By district, Seodaemun-gu recorded the highest average monthly rent at 132% of the Seoul average, with an average of 900,000 won?220,000 won higher than the Seoul average of 680,000 won. This is attributed to transactions involving newly built, high-priced one-room apartments in Seodaemun-gu in April.
Following Seodaemun-gu, the average monthly rent exceeded the Seoul average in the following 10 districts: Gangnam-gu at 128%, Seocho-gu at 117%, Geumcheon-gu at 113%, Dongjak-gu at 111%, Gwangjin-gu at 108%, Yeongdeungpo-gu at 106%, Gangseo-gu at 104%, Yongsan-gu at 103%, and Dongdaemun-gu at 101%.
For one-room jeonse deposits, Seocho-gu recorded the highest figure at 122% of the Seoul average, amounting to 259.75 million won, which is 47.21 million won higher than the Seoul average. Seocho-gu has maintained the highest average one-room jeonse deposit among all districts in Seoul for four consecutive months.

Other districts where the average jeonse deposit exceeded the Seoul average were: Gangnam-gu at 119%, Yongsan-gu and Jung-gu at 111%, Seongdong-gu at 109%, Gwangjin-gu at 108%, Yeongdeungpo-gu at 107%, Dongdaemun-gu and Mapo-gu at 104%, and Gangdong-gu at 101%.
