January Seoul One-Room Jeonse Prices Rise by 6.03 Million Won... Average Deposit 205.8 Million Won
Last month, the average jeonse deposit for row houses and multi-family one-room units in the Seoul area rose by 3% compared to the previous month. The average monthly rent increased by 2.4%.
According to the real estate information platform Dabang on the 25th, the average jeonse deposit for row houses and multi-family one-room units with an exclusive area of 33㎡ or less in Seoul last month was 205.8 million KRW. The average monthly rent based on a 10 million KRW deposit was 750,000 KRW. These figures represent increases of 3% (6.03 million KRW) and 2% (20,000 KRW) respectively compared to the previous month.
When setting the average Seoul market price at 100%, the districts with the highest deposits were Seocho-gu (125%), Gangnam-gu (124%), Yongsan-gu (117%), Yeongdeungpo-gu (111%), Gwangjin-gu and Songpa-gu (106%), and Seongdong-gu (103%) in that order. Districts such as Gangbuk-gu (45%), Nowon-gu (50%), Seodaemun-gu (66%), and Jongno-gu (69%) were below the average.
The average monthly rent was highest in Yeongdeungpo-gu at 137%, followed by Gangnam-gu at 130%, Seocho-gu at 123%, and Yongsan-gu at 109%. Yangcheon-gu (106%), Gwangjin-gu (105%), Jungnang-gu (103%), Gwanak-gu (102%), and Geumcheon-gu (101%) also had average monthly rents above the Seoul average, totaling nine districts.

Jongno-gu (142.4 million KRW) saw the largest increase in average jeonse deposit compared to the previous month (123.19 million KRW), rising by 15.6% (19.21 million KRW). The district with the largest increase in average monthly rent was Guro-gu, which rose by 35% (180,000 KRW) from 510,000 KRW to 690,000 KRW.
