View original imageThe Jeongneunggol Redevelopment Area in Jeongneung-dong, Seongbuk-gu, Seoul, which officially entered the project phase earlier this year with the approval of the management disposition plan, will begin relocation starting with the announcement of the relocation plan on the 30th, and relocation will commence from August this year.
Jeongneunggol Area, located around 757 Jeongneung-dong, Seongbuk-gu, once known as Seoul's last hillside neighborhood, was set to begin the relocation process starting with the relocation fund application by the redevelopment association in April. However, due to the lawsuit between Kookmin Academy, the foundation of Kookmin University, and Seongbuk-gu Office regarding the cancellation of the project implementation plan approval, the Housing and Urban Guarantee Corporation (HUG)'s relocation fund guarantee review was delayed, causing difficulties in project progress.
Nevertheless, with active administrative support such as Seongbuk-gu's request for cooperation, the guarantee approval notification was received on the 16th, allowing the relocation process to proceed dramatically and enabling construction to start in the second half of next year. Accordingly, the association plans to apply for relocation funds in June and complete relocation from August until January next year.
A Seongbuk-gu official explained, "Generally, if there is a rejection or cancellation of approval for the establishment of the association, project implementation, or management disposition plan by the project entity, or if an administrative lawsuit is ongoing, HUG guarantees are not possible. However, due to Seongbuk-gu's active administrative support, including urging HUG to expedite the guarantee review for the prompt advancement of the maintenance project, rapid relocation became possible."
This area was released from the development restriction zone in 2003, designated as a maintenance zone in 2012, and completed the establishment of the association in 2017. It passed the building review in March 2020 and received project implementation approval in November of the same year. On January 22, it officially entered the project phase with the approval of the management disposition plan.
Originally, POSCO E&C planned to construct a townhouse complex of 1,411 households in Jeongneunggol Area, but in May last year, the association passed a maintenance plan amendment and is currently pursuing a plan to change it to low-rise apartment housing.
