Seoul Housing and Communities Corporation (SH Corporation) was honored with the Power Brand Award in the Asia Economy Apartment Brand Awards this year for its ‘Baeknyeon Jutaek’ (Century Housing). SH Corporation supplies the ‘Land Lease Baeknyeon Jutaek,’ which serves as a housing ladder allowing non-homeowners to purchase homes at reasonable prices. Baeknyeon Jutaek is a public sale housing where the land is publicly owned, and the above-ground buildings are owned by the buyers. Residents can live for 40 years and, through renewal, can stay for up to 80 years (40 years + 40 years).
The Magok 10-2 complex, currently under construction by SH Corporation, clearly reflects the brand philosophy of Baeknyeon Jutaek. This complex is characterized by a structure and spatial system that can be modified to meet the diverse needs of residents, valuing the diversity of life. The concrete strength is built to 30 MPa (megapascal) to ensure a century-long lifespan. The housing performance rating (81 points) and energy savings rate (72%) are higher compared to general rental apartments. It also meets the Level 5 standard for zero-energy building certification (building energy efficiency 1++ grade, energy self-sufficiency rate of 20% or more). The art walls use porcelain tile materials, and engineering stone is applied to kitchen furniture countertops, showing attention to finishing materials.
This complex began construction in August last year, with the main subscription scheduled for December 2025. The move-in target is July 2026. Among the total 577 households, 260 were open for pre-reservation, resulting in an average competition rate of 69 to 1. The main subscription will be conducted through a post-sale method at 90% construction progress, allowing winners to decide on contracts after inspecting the actual homes.
The apartment complex consists of 10 buildings ranging from 2 basement floors to 16 above-ground floors, totaling 577 households, along with sales facilities and neighborhood living facilities. It is conveniently located between Magok Station and Songjeong Station on Line 5, making public transportation easily accessible. It is 660 meters from Magok Station and 700 meters from Songjeong Station, allowing subway access within a 10-minute walk. It is also easy to travel to Incheon Airport and Seoul Station via the Airport Railroad.
The nearby educational environment is excellent. Within 600 meters of the complex are Gongjin Elementary School (including an attached kindergarten) and Gonghang Elementary School, and within 400 meters are Gonghang Middle School and Magok Haneui Middle School. Nearby are also Seoul Botanic Park, Magok Haneui Park, and Balsan Neighborhood Park.
