Tenant Satisfaction Survey Results: 94.4% Willing to Recommend, 83.3% Rent Satisfaction, 87% Lease Period Satisfaction... Affordable Rent at 70% of Market Rate and Long-Term Lease up to 10 Years Support Stable Operations for Small Businesses... Since Opening the First Store in 2018, 74 Locations Operating, Establishing as a Strong Supporter for Local Economy and Small Businesses
Seongdong-gu, Seoul (Mayor Jeong Won-oh) conducted a satisfaction survey this year targeting tenants of the Seongdong Safe Shopping District, revealing that 94.4% of respondents expressed willingness to recommend the Safe Shopping District to others, indicating very high satisfaction.
The Seongdong Safe Shopping District is a public safe shopping area established to address the gentrification issue where small business owners are pushed out due to rapid rent increases. It supports stable operations for small business owners by offering affordable rents at about 70% of market rates and long-term leases of up to 10 years, playing a role in maintaining diversity in the local commercial area and promoting balanced development.
In particular, the Seongdong Safe Shopping District is a unique integrated public rental shopping area exclusive to Seongdong-gu, combining the ‘Commercial Area Stability Rental Shops’ aimed at mitigating gentrification and the ‘Startup Hub Rental Shops’ designed to create jobs for youth and small merchants. It provides new opportunities not only for small business owners but also for young people dreaming of starting a business.
Seongdong-gu conducted an online and offline satisfaction survey targeting tenants of the Seongdong Safe Shopping District over three days starting February 13. The results showed that 83.3% of respondents were satisfied with the rent, and 87% were satisfied with the lease period. Satisfaction with facilities and service management was also high at 88.5%, 18% higher than companies located in nearby knowledge industry centers, indicating strong support and trust from tenants.
Tenant companies expressed satisfaction, saying, “The anxiety we felt as the contract period approached has disappeared,” and “This project greatly helps self-employed people suffering from gentrification. It would be great if such policies spread nationwide, led by the Safe Shopping District.”
The affordable rent and long-term lease contracts unique to the Seongdong Safe Shopping District provide a foundation for small business owners to manage their businesses stably, leading to revitalization of the local economy. In fact, 89% of survey participants reported increases in sales, customers, and staff after moving into the Safe Shopping District, showing that it has a significantly positive impact on sales growth and job creation.
Currently, Seongdong-gu operates a total of 74 Safe Shopping Districts, steadily increasing since the first store opened in 2018. Notably, in November last year, the Seongdong Safe Shopping District Majang Cheonggye branch was added to provide alternative space for merchants who lost their business premises due to the 2022 fire in the Majang-dong food alley. The existing food alley is planned to be developed into a convenience facility for residents, making it a meaningful space where residents and local merchants coexist harmoniously.
Additionally, the Seongdong Safe Shopping District is recognized as a successful model and exemplary case of public rental shopping policies by other local governments. This year, efforts will be focused on activating the use of the Seongdong Safe Shopping District and revitalizing tenant businesses.
Accordingly, various projects will be launched to support tenant growth and community sharing. Educational programs, workshops, and networking events will be held to promote mutual cooperation and information sharing among tenants, along with volunteer activities and collaborations linked to the local community.
To prevent the adverse effects of gentrification caused by rapid rent increases, Seongdong-gu enacted the nation’s first ‘Gentrification Prevention Ordinance’ in 2015. It designates areas entering the early stages of gentrification as ‘Sustainable Development Zones’ and concentrates policy resources to lead the realization of a sustainable and mutually prosperous city.
