440,000-Pyeong Park at a Glance: Permanent View Rights of 'SI Palace Olympic Park' Draw Attention
As property prices are influenced by views, the presence or absence of a view has become important in the real estate market. Complexes with excellent views not only offer superior residential comfort and liquidity but also enjoy price increases due to the rarity of the privilege granted by natural location conditions.
According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, the ‘Galleria Foret’ in Seongdong-gu, Seoul, which offers views of Seoul Forest, saw its 217.86㎡ unit sell for 9 billion KRW (36th floor) in August last year, an increase of 200 million KRW compared to the previous transaction (42nd floor). Similarly, the ‘Dongtan Lin Strauss The Lake’ in Hwaseong-si, which secures views of Dongtan Lake Park, was traded for 1.5 billion KRW (26th floor) in November last year, rising by 200 million KRW in about five months, showing a clear increase in sale price.
In the case of ‘Acro River Park’ in Seocho-gu, Seoul, which is highly preferred for its Han River views, a 112.96㎡ unit changed hands from 4.7 billion KRW (7th floor) in March last year to 5 billion KRW (12th floor) in September, setting a new record price.
Among these, complexes that secure permanent and unchanging views are rated as A-grade. Unlike complexes with temporary views that may be damaged by surrounding development plans, complexes with permanent views inevitably have higher value.
Especially in downtown Seoul, where many high-rise buildings are being constructed recently, the value of permanent views is increasing. A complex with a permanent view of Olympic Park in Songpa-gu is attracting attention as it is about to be launched. The ‘SI Palace Olympic Park,’ scheduled for sale in February, is the one.
‘SI Palace Olympic Park’ secures permanent views of Olympic Park for all units. Olympic Park covers an area of 1,447,122㎡ and is one of Seoul’s representative parks. Seongnaecheon Stream, which flows into the Han River, surrounds the park in a way that allows residents to enjoy both green views and river views simultaneously.
It is convenient to enjoy walks or leisure activities in Olympic Park located directly across the complex, and Gwangnaru Hangang Park is also easily accessible.
Located adjacent to Songpa-gu, residents can share the living infrastructure of the Jamsil area. Convenience facilities such as Nonghyup Hanaro Mart Seongnae Branch, Lotte Fresh Pungnap Branch, and Megabox Gangdong, as well as public offices and hospitals including Gangdong District Office and Seoul Asan Medical Center, are nearby. Infrastructure is expected to become even richer with the upcoming move-in of Olympic Park Foreon and redevelopment projects in the Seongnae-dong area.
Regarding educational facilities, Seongnae Elementary School is within a 10-minute walk. Additionally, Seongnae Middle School, Youngpa Girls’ Middle and High School, Pungnap Middle School, Pungseong Middle School, and Seoul Physical Education Middle and High Schools are easily accessible. With the integration of the Gangdong-Songpa Education Support Office, middle and high schools in the Songpa area are also supported.
Gangdong-gu Office Station on Line 8 is located within a 10-minute walk, allowing quick access to major areas such as Gangnam. The Line 8 extension is scheduled to open in June this year, improving accessibility to the northeastern metropolitan area. Gangdong-daero is located right in front of the complex, making vehicle use convenient, and Olympic-daero and Olympic Bridge can be accessed quickly.
The residential units are all 52㎡ exclusive area, with some units featuring terraces and duplex spaces. A southwest-facing and slab-type 3Bay design is applied to all units, and to maximize storage space, individual storage rooms are designed on the third basement floor. Commercial facilities within the complex will also be established to enhance living convenience.
