Jeil Construction with Transportation Benefits, 'Jeil Punggyeongchae Okjeong' Anticipated
With the groundbreaking of the Seoul Metropolitan Area Express Train (GTX) Line C approaching, the ‘Jeil Punggyeongchae Okjeong’ complex supplied by Jeil Construction in Yangju City, Gyeonggi Province, is attracting attention as it is expected to benefit from the project. This is because Deokjeong Station on Line 1, where GTX-C is scheduled to stop, is located nearby, making direct and indirect benefits anticipated.
GTX aims to connect major hubs in the metropolitan area within 30 minutes, and upon opening, accessibility to downtown Seoul is expected to improve dramatically. Line C is approximately 86 km long, running from Yangju Deokjeong Station through Seoul Cheongnyangni Station and Samseong Station to Gyeonggi Suwon Station. Construction is set to begin by the end of this year, with opening scheduled for 2028.
In addition to GTX, ‘Jeil Punggyeongchae Okjeong’ is surrounded by significant transportation developments, including the extension of Line 7 connecting Yangju Okjeong Station to Seoul Dobongsan Station over about 15 km (scheduled for completion in 2026), and a metropolitan railway construction project extending about 17 km from Yangju Okjeong to Gyeonggi Pocheon (scheduled to start in 2024), enhancing its future value.
An industry insider stated, “Transportation developments bring various positive effects such as population influx, infrastructure expansion, and regional economic revitalization, acting as factors that increase future value. Especially, GTX has caused housing prices near planned stations to fluctuate since the announcement stage, so depending on the timing of groundbreaking and opening, it is expected to have a significant ripple effect on the real estate market.”
‘Jeil Punggyeongchae Okjeong’ is being developed with a total of 1,304 households, with exclusive areas ranging from 64 to 84㎡. Among these, general (rental) remaining units of 71A㎡, 79A㎡, and 84E㎡ types are currently available for contract. Contracts can be made regardless of region, but all household members must meet the condition of being non-homeowners.
As a publicly supported private rental housing with contract renewals every two years for up to 10 years, residents can enjoy stable living without moving concerns. The first move-in is scheduled for January 2024. Rent is set at a reasonable level, 85-95% or less compared to surrounding market prices, and the rental deposit is guaranteed by the Housing and Urban Guarantee Corporation (HUG), ensuring high stability.
Even after moving in, increases in rental deposit and monthly rent are limited to within 5% annually, and these units are not counted as housing for tax purposes, so there is no burden of acquisition tax, property tax, etc. Additionally, for general supply contract holders (from December), a rent-free discount benefit for up to 12 months under standard conditions is offered, receiving positive responses from prospective tenants.
The complex design is also excellent. All units are mainly south-facing to maximize natural light and ventilation. The parking lot is 100% underground, and above ground, walking paths and waterside plazas harmonizing with nature have been created so residents can enjoy a safe and pleasant living environment.
Community facilities befitting a large complex will also be provided. Indoor swimming pools, screen golf practice ranges, G·X rooms, fitness centers, and other spaces for residents’ health and hobbies will be available, along with a public childcare center. Within the neighborhood facilities, a Plutnbyasis language academy and kids caf? for children are planned.
Neighborhood facilities will also be located on the lower floors of the complex, allowing residents convenient living, with rental contracts for these facilities scheduled to proceed in December.
‘Jeil Punggyeongchae Okjeong’ also boasts excellent educational environments. Okbit Elementary School (with an attached kindergarten), Okbit Middle School, and Okbit High School are located right in front of the complex, and Yulbit Elementary and Yeonpureun Elementary are also within walking distance. Additionally, the ‘Plutnbyasis International Language Academy,’ created through collaboration between the American Fulton International School and the Singapore International School, is housed within the complex, offering residents a 20% discount.
The complex also enjoys a park-front location. Adjacent to the complex is a park leading to Okjeong Central Lake Park, and pleasant natural environments such as Cheonbosan, Seondol Neighborhood Park, and Dokbawi Park are nearby. The administrative welfare center (planned) is close, and it is easy to access facilities such as the movie theater (CGV) in the nearby central commercial area.
