HUG "Disclosure of List of Habitual Jeonse Deposit Defaulters Within This Year"
The Housing and Urban Guarantee Corporation (HUG) announced on the 12th that the list of habitual defaulters will be disclosed within this year, following the enforcement of the amendment to the Housing and Urban Fund Act, which requires the disclosure of such a list, starting from the end of September.
The disclosure of the list will be conducted after urging compliance and carrying out a clarification process for landlords who meet the legal requirements, providing a two-month period for clarification, and then proceeding following the review and resolution by the Landlord Information Disclosure Deliberation Committee.
The subjects of the disclosure are landlords who have defaulted on debts two or more times within the past three years (including at least one case after the law’s enforcement), with HUG’s subrogated claims amounting to 200 million KRW or more, and who have undergone compulsory execution or preservation measures under the Civil Execution Act.
HUG formed the Landlord Information Disclosure Deliberation Committee to review whether to disclose the list and held a kickoff meeting on the same day. It plans to finalize the list of subjects for disclosure after deliberation and resolution at the December meeting.

Yoo Byung-tae, President of HUG, stated, "With this disclosure, tenants now have a way to identify malicious landlords without separate consent," adding, "Tenants are strongly encouraged to check the list through the Anshim Jeonse application (app) before signing contracts to prevent Jeonse fraud."
