Notification of Registration Changes, Actual Transaction Price Inquiry... K Bank Launches Real Estate Asset Management Service
Notification of Registration Changes... Free Registration Inquiry Too
[Asia Economy Reporter Minwoo Lee] K-Bank will automatically notify users of any changes in apartment registration status and allow them to check market prices based on actual transaction data.
K-Bank announced on the 26th that it has launched the "My Real Estate Asset Management Service" with these features. Through this service, customers can register and manage up to five apartments across three categories: owned, jeonse (long-term deposit lease), and interested properties.
The service consists of three components: ▲Jeonse Safety Management ▲Market Price Inquiry ▲Our Neighborhood Report. Jeonse Safety Management allows tenants of jeonse or monthly rent apartments to regularly check for changes in the registration status of their residence via notifications on the K-Bank app. If there is a change in rights for an apartment registered as jeonse, such as the establishment of a mortgage, provisional seizure, or injunction?issues that pose a high risk of rights infringement?the system developed by K-Bank analyzes the official register and collects additional necessary information to provide the customer with relevant details.
When customers view the rights change notifications for apartments registered on the K-Bank app, they can check detailed official registration status information. K-Bank covers all costs for viewing the registration, allowing customers to access the registration screen free of charge.
For jeonse registrations, customers must input the address, complex, size, and unit number at the registration stage, as well as the contract expiration date, deposit amount, and landlord’s name, making it effectively possible only for actual tenants to register.
A K-Bank representative explained, "We introduced the rights change notification feature for the first time in the financial sector, inspired by the growing anxiety among tenants about recovering their deposits due to recent declines in asset values, so that tenants can feel secure."
Meanwhile, the "Market Price Inquiry" feature provides customers with market price information based on actual transaction data and recent transaction details for registered apartments. This applies to all types of apartments registered as owned, jeonse, or interested. For owned apartments, if customers register the acquisition date and purchase price, they can easily see how much the price has changed since purchase. The "Our Neighborhood Report" service sends notifications about actual transaction (sale/jeonse) information occurring near the registered apartment address (legal dong).
