Mixed-Use Development Upgrade in Semi-Residential Area Around Singeumho Station, Seongdong-gu
Seongdong-gu Presents 3D Urban Management Plan Blueprint for Singeumho Station Area District Unit Plan (Mar 11-24), Promotes Resident Review... Focus on Strengthening Commercial Functions, Improving Intersection Traffic Conditions and Pedestrian Environment, Proposes Large-Scale Development and Zoning Upgrades
[Asia Economy Reporter Jong-il Park] Seongdong-gu (Mayor Jeong Won-oh) will conduct a 14-day public inspection of the draft district unit plan and planning decision for the Singeumho Station area from the 11th to the 24th of this month.
The public inspection notice (draft) targets the area around 114 Geumho-dong 1-ga (42,628㎡) and includes measures to strengthen the central commercial district of the Singeumho Station area and foster it as a key transit-oriented district.
The block adjacent to the Singeumho Station intersection is designated as a special planning zone, and the draft includes upgrading the land use zone from the current Type 2 General Residential Area to a quasi-residential area for detailed development plans such as mixed-use development.
It also includes improvements to traffic conditions and pedestrian environment, as well as easing restrictions on sales facilities such as shops, performance halls, and exhibition halls that are limited in the Type 2 General Residential Area.
The Singeumho Station area has undergone new changes such as population inflow due to multiple redevelopment projects including Geumho 13 District and Geumho 15 District. With expanded living service functions and improved transportation infrastructure extending to Geumho-ro, the need to strengthen the central commercial district has emerged.
The Singeumho Station area, which had a commercial district lagging behind relative to floating population, confirmed high resident demand for large-scale commercial facilities through surveys of the target site and surrounding areas. The draft district unit plan was prepared focusing on measures to improve the complex vehicle circulation system and narrow pedestrian spaces, introduce neighborhood services and resident convenience facilities in nearby residential areas, and induce appropriately scaled mixed-use development.
The draft district unit plan for the Singeumho Station area, announced on the 10th of this month, can be viewed on the Seongdong-gu Office website under Open Seongdong - Seongdong News - Notices, and the documents are also available for inspection at the Urban Planning Division (11th floor) of Seongdong-gu Office, as well as at the Geumho 1-ga-dong and Geumho 2·3-ga-dong community centers.
If there are any opinions regarding the draft, they must be submitted in writing by visiting the Urban Planning Division of Seongdong-gu Office or by fax within the inspection period.
After the 14-day public inspection, the Singeumho Station area district unit plan draft will be reviewed by the district Urban and Architecture Joint Committee and then submitted to the Seoul Metropolitan Government.
