Yongsan Hyundai Motor Service Center Site Transformed into Future Vehicle Research Institute

View original image[Asia Economy Reporter Kim Hyemin] Hyundai Motor's future research center will be established in Yongsan-gu, Seoul.
On the 30th, the Seoul Metropolitan Government held the 12th Urban and Architectural Joint Committee Delegated Subcommittee and announced on the 31st that the site at 114-36, Wonhyoryo 4th, Yongsan-gu, was newly designated as a district unit planning zone.
The site was previously used as a Hyundai Motor service center. The city maintained the area as a Category 2 General Residential Zone but relaxed usage restrictions to allow the construction of research and office facilities. Buildings in this district can be constructed up to a maximum height of 7 floors.
With the district unit plan approved, Hyundai Motor plans to build an urban-type future research center on this site, with 5 basement floors and 7 above-ground floors, totaling a gross floor area of 67,000㎡, to research future new growth technologies. Additionally, a 2 to 3-meter buffer space will be provided between the road and buildings to allow pedestrian access along the Han River. Roads and other infrastructure will also be improved.

The Seoul Metropolitan Government will utilize regional contribution facilities within the research center as education and experience spaces necessary for Urban Air Mobility (UAM) operations. In June, the city signed a business agreement with Hyundai Motor to realize the urban air mobility industry. A Seoul city official stated, "This decision marks the first step toward establishing the foundation for a future transportation city."
