Gwangmyeong Cheolsan Jugong Complex 13, Reconstruction Kickoff

According to the maintenance industry on the 13th, Cheolsan Jugong Complex 13, the largest in the Cheolsan-dong area, received a D grade (45.98 points) notification from Gwangmyeong City on the 6th after conducting a detailed safety inspection service for reconstruction.
Reconstruction requires passing the safety inspection to proceed with official procedures such as designation of maintenance zones, establishment of associations, and selection of construction companies. Unlike the E grade, which confirms reconstruction, the D grade is a 'conditional reconstruction.' If it passes the public institution appropriateness review, known as the second detailed safety inspection, reconstruction will be confirmed.
Completed in 1986 and now entering its 35th year, Cheolsan Jugong Complex 13 is a large complex with a total of 2,460 households. It is a station area close to Cheolsan Station on Subway Line 7 and borders Seoul across the Anyangcheon Stream, making it one of the areas with the highest future value in the district if reconstruction is realized.
The Jugong apartments in the Cheolsan-dong area are already entering the final stages of their projects. Complex 4 transformed into 'Gwangmyeong Cheolsan Central Prugio' in March this year and has completed move-ins, and Complex 7 is also scheduled for move-in next March under the brand 'Cheolsan Lotte Castle & SK View Class Tige.' Complexes 8 and 9 and 10 and 11, which are undergoing integrated reconstruction, have received approval for management disposition plans and are currently in the relocation phase.

Cheolsan Jugong Complex 12, located across the road, passed the first detailed safety inspection last month. Jugong apartments in nearby Haan-dong are also preparing for preliminary safety inspections simultaneously. A representative from a nearby real estate agency said, "Most of the complexes pursuing reconstruction have excellent accessibility to Seoul," adding, "Once they pass the safety inspection, reconstruction will accelerate, and this area will be reborn as a new residential town."
