Sanggye Jugong Complex 1, Phase 1 Passes First Detailed Safety Inspection
[Asia Economy Reporter Ryu Tae-min] The Sangye Jugong 1 Complex in Sangye-dong, Nowon-gu, Seoul, which was completed 33 years ago, has conditionally passed the detailed safety inspection for reconstruction.
According to Nowon-gu Office on the 16th, the Sangye Jugong 1 Complex apartment received a D grade (47.5 points) in the detailed safety inspection, indicating conditional reconstruction is possible. For a D grade, reconstruction is confirmed once the appropriateness review by public institutions such as the Korea Institute of Civil Engineering and Building Technology and the Korea Land and Housing Safety Management Institute is finally passed.
Completed in 1988, this apartment complex consists of 24 buildings with up to 15 floors above ground and a total of 2,064 households. It is a station-area complex located in front of Junggye Station on Subway Line 7, composed of units ranging from 32 to 68㎡ (exclusive area). With the addition of Complex 1, it will face the appropriateness review along with Complex 6 by public institutions. Among the reconstruction complexes in the area, Complex 5 is progressing the fastest, having completed the designation of the maintenance zone in January this year. Additionally, out of the 16 Sangye Jugong complexes, nine?including Complexes 1, 2, 3, 7, 9, 11, 13, 14, and 16?have passed the preliminary safety inspection and are awaiting detailed safety inspections.
The Sangye-dong area has gained momentum for reconstruction since Seoul Mayor Oh Se-hoon took office. The complexes in this area have been evaluated as less profitable compared to other major reconstruction complexes due to relatively lower housing prices and higher floor area ratios. However, with Mayor Oh promising deregulation, investment demand has surged. Moreover, major reconstruction areas such as Apgujeong-dong in Gangnam-gu, Yeouido-dong in Yeongdeungpo, and Mok-dong in Yangcheon-gu have been designated as land transaction permission zones, while the Nowon-gu area has avoided this designation, changing the situation.

However, as some complexes fail the final safety inspection stage, the number of complexes postponing progress is increasing. Sangye Jugong Complex 3 decided to postpone the ongoing detailed safety inspection in July. Complex 6, located nearby, concluded last month to postpone the second detailed safety inspection originally planned for this year to next year.
