KCC Construction to Launch Sales of ‘Gwangmyeong First Switchen’ Officetel Next Month
[Asia Economy Reporter Tae-min Ryu] KCC Construction announced on the 26th that it plans to sell residential officetels, "Gwangmyeong First Switzen," in the Gwangmyeong-dong area of Gwangmyeong-si, Gyeonggi-do next month.
This officetel will be developed on a scale of 275 units with two buildings ranging from 5 basement floors to 13 above-ground floors, with exclusive areas of 45 to 62㎡. Neighborhood living facilities will be located on the 1st and 2nd floors, and residential officetels will be located on the 3rd to 13th floors. All units are designed as 2-room structures, serving as alternative products to small apartments.
Gwangmyeong First Switzen boasts an excellent location. Gwangmyeongsageori Station on Subway Line 7 is within about a 10-minute walk (650m), allowing direct travel without transfers to Seoul Digital Industrial Complex, GBD, and other areas. Business districts such as YBD and CBD can also be reached within 40 minutes. There is also a bus stop right in front of the complex where more than 10 bus routes stop, making public transportation convenient.
Since it is located in a general commercial area, there are abundant living convenience facilities. Residents can easily access Gwangmyeong Saemaeul Market right in front of the complex, as well as Gwangmyeong Market, E-Mart Metro Gwangmyeong Branch, Lotte Cinema, and the Gwangmyeongsageori Station Plaza commercial district. In particular, the commercial area on the 1st and 2nd floors of the complex will be developed as a themed street mall covering 3,428㎡, further enhancing convenience for residents.
Gwangmyeong First Switzen is a high-end officetel unique to KCC Construction, featuring differentiated products. It implements a luxury hotel-style bathroom (dry and wet separation) that separates the washbasin and shower space, and maximizes convenience by providing storage space in each room. As an apartment alternative product with separate rooms, the layout includes a kitchen, living room, bathroom, and two bedrooms.
In particular, a fully furnished residential space is planned, with built-in hybrid cooktops, electric ovens, premium range hoods, and washing machines provided as standard.
As a security-specialized officetel equipped with advanced systems, it features a facial recognition one-pass system and 4-megapixel CCTV cameras. Green resting spaces such as rooftop gardens and Switzen gardens are also created throughout the complex, allowing residents to relax comfortably within the premises.
A sales official explained, "In a situation where new apartment supply in Gwangmyeong-dong is not active, the apartment alternative product with separate rooms is attracting much interest, especially from younger generations with lower subscription scores. The location is excellent enough to easily access various living infrastructures, and with the development of Gwangmyeong New Town, the residential environment is expected to improve significantly, providing high future value."
