[Asia Economy Reporter Jongil Park] Gangbuk-gu (District Mayor Park Gyeomsu) approved the Samyang Intersection Special Planning Zone III housing construction project plan on the 7th.
According to the housing construction project plan, the site will include apartment complexes, auxiliary facilities, retail facilities, neighborhood living facilities, and a Childcare Comprehensive Support Center. It consists of 4 buildings ranging from 5 basement floors to 29 above-ground floors, with a total floor area of 86,218㎡ (building coverage ratio 57.6%, floor area ratio 579.59%).
The apartment complex will supply a total of 497 units, including 226 units with exclusive areas of 85㎡ or less and 271 units with exclusive areas of 60㎡ or less.
The project period is until November 2024. In particular, considering the high childcare demand in the planned project area, the district designated the Childcare Comprehensive Support Center as a donated facility. Once constructed, it will be the second Childcare Comprehensive Support Center.
The target site (Mia-dong 705-1 and 78 other parcels) was designated as Special Planning Zone III in part of the Samyang Intersection district unit plan. It was newly included when the district unit plan was reorganized in 2006 to develop the aging residential area. It is near Samyang Intersection Station on the Ui-Sinseol Urban Railway Line, offering excellent accessibility. The surrounding area serves as a large-scale residential hinterland due to redevelopment and reconstruction projects.
The district is promoting the reorganization of the 'Samyang Intersection District Unit Plan' as a development plan for the Ui-Sinseol Line station area. The plan includes incentives to attract retail, education, and office facilities. It also contains measures to promote the construction of customized housing for demand groups such as artists and youth in the station area.
