[Asia Economy Reporter Jong-il Park] Yangcheon-gu (Mayor Kim Soo-young) has started a customized tenant information text message service this month to provide useful information before and after lease contracts to protect the rights of tenants in vulnerable housing situations.
This service was established to prevent disadvantages that may arise from tenants' lack of information related to leases and to proactively prevent lease disputes.
It provides information on the three lease laws enacted on July 31 last year to protect tenants' rights, including the right to request contract renewal, the monthly rent reporting system with caps, and the reporting system, as well as legal rights related to lease contracts and contact information for lease-related institutions.
This measure aims to prevent unreasonable lease contracts that may occur due to ignorance of the changed laws.
The district office obtains prior consent for personal information provision when tenants receive a confirmed date at the local community center, then sends related information via text messages to tenants twice in total.

At the time of assigning the confirmed date, the first message provides useful information after completing the lease contract, such as applying for monthly rent income deduction and tacit renewal. Six months before the contract expires, the second message is sent to inform tenants about contract renewal requests, increases in re-contract deposits, and precautions when signing new real estate lease contracts, supporting tenants to exercise their rights that were previously 'too complicated and difficult' or 'overlooked due to lack of knowledge.' Useful information providers such as the National Tax Service are also linked.
