Phase 3 New Towns to Supply Mixed-Use Land Allowing Various Land Uses

Korea Land and Housing Corporation (LH) announced on the 7th that it has launched the 'Research Service on Guidelines for Complex and Commercial Land Planning for Inclusive Future New Town Development' to flexibly respond to changes in land use demand and enable convergent and complex land use in the 3rd generation new towns. The project period for this service is a total of 12 months, from last month until March next year. It will be carried out jointly by three organizations, including the Korean Society of Land and Urban Planning.
Existing land use plans have been criticized for not being able to flexibly respond to future demand changes because they separate areas flatly by use. To address this, the need for land with various convergent functions has been continuously discussed. In fact, various forms of complex land were also presented in the winning entries of the '3rd Generation New Town Basic Concept and Three-dimensional Urban Space Planning Competition' announced last March.
Through this service, LH plans to develop and introduce complex land models applicable to the 3rd generation new towns. In particular, it will seek detailed utilization plans for complex land targeting Namyangju Wangsuk District, the largest among the 3rd generation new towns. Along with this, it will also conduct research on demand analysis for commercial facilities considering the trend of online-centered untact consumption and three-dimensional allocation of commercial functions for each land parcel, thereby establishing an appropriate commercial land allocation plan within the new towns.
