Four-Story Complex Sports Facility Including Swimming Pool and Fitness Room for Residents and Local Community

View original image[Asia Economy Reporter Onyu Lim] Seoul City announced on the 22nd that it will build a mixed-use residential facility on the vacant land above the soon-to-open Sillim~Bongcheon Tunnel near Nangok Intersection in Gwanak-gu. The plan includes innovative design public housing for young people and newlyweds, along with a complex sports facility.
Taking advantage of the proximity to Sindebang Station and its transit-oriented location, 280 units of Happy Housing will be built for newlyweds, young professionals, and university students. Adjacent to this, a four-story complex sports facility equipped with a swimming pool, basketball court, and fitness center will be constructed for use by both residents and local community members.
A Seoul City official stated, "Although the Happy Housing and the complex sports facility are separate buildings, they will be connected by pedestrian pathways, ensuring both independence and convenience." The lower floors of the building will be concentrated with coworking spaces, bicycle storage, and neighborhood living facilities to create a vibrant environment.
As part of the policy to supply 80,000 housing units to stabilize the housing market, Seoul City is continuously introducing innovative public housing + living SOC (Social Overhead Capital) mixed-use models by utilizing vacant urban land equipped with transportation and living infrastructure. This project is one of them. It is also a pilot project of the ‘Reinventer Seoul’ initiative, which aims to utilize underused urban spaces in prime locations by maintaining the original functions of each site while expanding residential facilities and living SOC.
Seoul City and Seoul Housing & Communities Corporation unveiled the winning design proposal titled "Reborn as a Space for People and Community" (Architect Inyoung Park of Architecture Office SAAI and Architect Yumin Won of JYA-RCHITECTS), which serves as the blueprint for this project. The winning team will be granted the rights for basic and detailed design.
Previously, six teams participated in the design competition. The judging panel consisted of eight members (seven main judges and one alternate), selected by lottery from among those recommended by Seoul City. To ensure fairness, the judging process was broadcast live on social media.
The concept proposed by the winning design is "Connecting the Flow of the City." It leverages the site’s locational characteristics, facing Nambusunhwan-ro and Sindebang Station at the front and adjoining the green corridor of Sillim Neighborhood Park at the rear, to propose an architectural design that harmonizes and communicates with the surrounding area.
The newly developed Happy Housing and complex sports facility are arranged horizontally, with open space between the buildings to create a vertical connection linking the existing city, Nambusunhwan-ro, and Sillim Neighborhood Park.

The residential building is planned with a square-shaped courtyard structure (‘ㅁ’ shape) to serve as small community spaces where neighbors can meet in daily life. The upper floors are designed as terrace types to preserve the view of Sillim Neighborhood Park and maintain a sense of openness. The rooftop of the complex sports facility will feature a track for light jogging and walking, as well as an outdoor theater and performance space.
