Songpa-gu (District Mayor Seo Gang-seok) announced that it has approved the project implementation plan for Jamsil Woosung 4th Apartment (around 320 Jamsil-dong, Songpa-gu) and officially notified it on September 7. With this project implementation approval, Jamsil Woosung 4th Apartment will be reborn as a complex of 825 households with a maximum height of 32 floors.
Jamsil Woosung 4th Apartment (around 320 Jamsil-dong) is an aging apartment complex completed in 1983, currently consisting of 7 buildings with 555 households. The maintenance plan and maintenance zone were designated in 2017, the establishment of the association was approved in 2018, and it passed the Seoul City architectural review last December.
In particular, Jamsil Woosung 4th Apartment quickly completed the approval process, including the review of project-related documents, in just over five months since applying for project implementation approval on March 30.
With this project implementation approval, the reconstruction project of Jamsil Woosung 4th Apartment has officially entered the main track. Starting from November, the association plans to proceed with the selection process for the construction company.
According to the approved project implementation plan, Jamsil Woosung 4th Apartment will be built on a 31,961.1㎡ site with a floor area ratio of 299.69% and a maximum height of 97.3m, consisting of a total of 825 households in 4 basement floors and up to 32 floors above ground.
Among these, 732 households, including those for association members, will be supplied as sale units, and 93 households will be supplied as rental units. The exclusive area will be offered in six types: 59㎡, 70㎡, 84㎡, 102㎡, 105㎡, and 160㎡. The plan includes 185 units of 59㎡, 118 units of 70㎡, 356 units of 84㎡, 163 units of 102㎡, 2 penthouse units of 150㎡, and 1 penthouse unit of 160㎡.
Additionally, the complex will establish essential facilities for the area, including a public pedestrian passage connecting to the nearby Jamsil Retention Basin Park.
Previously, the nearby Asia Athlete Village Apartments (1,356 households) passed the final safety inspection in June and are actively advancing their reconstruction project. The district expects that the approval of the Jamsil Woosung 4th Apartment project implementation will give momentum to the Jamsil reconstruction projects.
Seo Gang-seok, Mayor of Songpa-gu, stated, “The approval of the project implementation plan for Jamsil Woosung 4th Apartment is a good example of the ‘rapid promotion of redevelopment and reconstruction,’ a core project of the 8th elected administration.” He added, “We will continue to actively support the smooth progress of the Jamsil reconstruction projects through close consultation with Seoul City and related departments.”
