An apartment complex in Namsa-eup, Cheoin-gu, Yongin-si, Gyeonggi-do, where Samsung Electronics' advanced semiconductor cluster is being established, is attracting attention.
According to the real estate brokerage industry in Yongin-si on the 26th, 'ePyeonhansesang Yongin Hansup City' in Agok-ri, Namsa-eup, has shown a clear price increase trend since March.
This complex is gaining attention because it is the only apartment complex in the Namsa-eup area where the Samsung semiconductor cluster is being built. Except for this complex, no small-scale standalone apartments have been constructed. There are some complexes in the adjacent Idong-eup area, but most of them are small-scale apartments built more than 10 years ago.
ePyeonhansesang Yongin Hansup City, which was occupied in 2018, consists of a total of six complexes. By complex, there are ▲Complex 2 with 446 households ▲Complex 3 with 1,449 households ▲Complex 4 with 710 households ▲Complex 5 with 2,336 households ▲Complex 6 with 1,784 households ▲Yongin Park County with 75 households, totaling approximately 6,800 households. This scale is comparable to that of a small-scale housing development district. Due to its large size, the complex includes elementary, middle, and high schools.
Initially, this complex faced difficulties in sales at the time of supply. Since the surrounding area was mostly farmland or small factories, the actual demand base was not strong. Moreover, with the real estate market downturn in the second half of last year, the actual transaction price, which once exceeded 500 million KRW (based on 84㎡ exclusive area), plummeted to around 340 million KRW at the beginning of this year.
The apartment prices began to show a recovery trend starting in March. This coincided with the government's designation of 7.1 million square meters in Namsa and Idong-eup as an advanced semiconductor cluster. The actual transaction price recovered to around 400 million KRW in March and has since steadily traded between 430 million and 470 million KRW. Recently, some listings have been priced above 500 million KRW.
Lee Hyunjin, the manager of ePyeonhan Real Estate Office in the area, said, "Most of the low-priced urgent sale properties have been exhausted since the semiconductor cluster designation," adding, "Although not at the previous peak, prices have recovered to the mid-400 million KRW range since March."
However, since Namsa and Idong-eup areas have been designated as land transaction permission zones, apartment transactions are also restricted. Transactions of land (land share) over 60㎡ in residential areas are prohibited unless for residence or actual demand purposes. Because of this, even for the same 84㎡ exclusive area, Complex 3 requires permission due to land share, but Complexes 5 and 6 can be traded without permission.
Meanwhile, the permitted transaction area standards by land use zone within the land transaction permission zone are ▲Residential area 60㎡ ▲Commercial area 150㎡ ▲Industrial area 150㎡. Green areas are 200㎡, and others are 60㎡.
