What do Pyeongtaek, Hwaseong, and Icheon have in common? While they were relatively quiet cities in the Seoul metropolitan area in the past, they have recently transformed into representative cities combining industry and residential areas in the metropolitan area due to the establishment of large-scale industrial complexes.

In particular, it is no exaggeration to say that these industrial complexes have reshaped the map of a city. Apartments are built around large-scale industrial complexes, and commercial districts, schools, and transportation facilities develop around them, leading to both qualitative and quantitative growth of the city.

One of the representative cities transformed by industrial complexes is Pyeongtaek. Pyeongtaek is home to large-scale industrial complexes such as the Samsung Electronics Pyeongtaek Campus, the world's largest semiconductor factory, Brain City (planned), and the Pyeongtaek Poseung (BIX) district.

In particular, the Samsung Electronics Pyeongtaek Campus currently operates Lines 1 and 2, employing 10,000 executives and employees, along with 60,000 workers including partners and construction staff, boasting strong residential demand. Additionally, with the final stages of equipment investment in Line 3 and the planned construction of Lines 4, 5, and 6, as well as two integrated office buildings with a total construction cost of 1 trillion KRW, it is analyzed that the residential demand of Samsung Electronics Pyeongtaek Campus workers will continue to follow.

As residential demand increases within Pyeongtaek, the population is also showing a growth trend. The population of Pyeongtaek City, which was around 440,000 in 2013, has significantly increased to approximately 580,000 as of January 2023.

Amid this, attention is focused on new apartments supplied in Pyeongtaek, a representative city benefiting from Samsung Electronics. In March, ‘Godeok Xi Centro,’ a private-participation public sale apartment developed by Pyeongtaek Urban Corporation and constructed by a GS Construction consortium, will be supplied in Godeok New Town, Pyeongtaek, Gyeonggi Province.

‘Godeok Xi Centro’ is expected to have a solid demand base due to its close proximity to the Samsung Electronics Pyeongtaek Campus, offering a convenient live-work environment and continuous population inflow within Godeok New Town. Since applications are open not only to Pyeongtaek and Gyeonggi residents but nationwide, it is expected to attract many applicants.

The complex consists of 7 buildings ranging from 2 basement floors to 25 floors, with a total of 569 households, all with a single exclusive area of 84㎡. A 4BAY design is applied to all units to maximize sunlight, lighting, and ventilation, and large dressing rooms and floor plans reflecting the latest residential trends will be implemented to enhance residential satisfaction.

Additionally, Seojeong-ri Station on Line 1 and the planned Seojeong-ri Station transit-oriented complex development are located nearby, and Pyeongtaek Jije Station SRT is also close, facilitating easy access to the metropolitan area and nationwide. Furthermore, Pyeongtaek Godeok IC and Songtan IC, which connect to the Pyeongtaek-Jecheon Expressway, are accessible.

Various living infrastructures are also available. Several commercial districts (planned) nearby will enhance convenience, and Homeplus, Lotte Cinema, and CGV are also located in the vicinity. Moreover, the Pyeongtaek Godeok International School (tentative name), an integrated elementary, middle, and high school with a capacity of 2,000 students, is scheduled to open in 2026 within the education-specialized zone ‘Edu Town’ in Godeok New Town, making the educational environment highly favorable.

Meanwhile, private-participation public sale apartments are characterized by combining public stability with the technical expertise of private construction brands, offering excellent specialized designs and various community facilities. In particular, since it is supplied as a public sale apartment, 85% of the supply volume consists of special supply, and with the application of the price ceiling system, reasonable prices can also be expected.
