[Asia Economy Reporter Kim Hyemin] The Seoul Metropolitan Government has encouraged the use of the station-area site near Helio City in Songpa-gu for office and educational facilities.
On the 5th, Seoul announced that it held the 1st Urban and Architectural Joint Committee Subcommittee meeting the day before and approved a revised district unit plan for Songpa-daero District 2 (around 295 Seokchon-dong).
This area covers 83,148㎡ and is located in the station area near Seokchon Station, a transfer station for subway lines 8 and 9, and Songpa Station on line 8. It is adjacent to Helio City, a large complex with 9,500 households, serving as a region supporting living service functions and commercial functions of the Jamsil metropolitan center.
The newly decided district unit plan focuses on maintaining the unique streetscape along Songpa-daero while promoting street activation. Seoul encouraged party-wall construction, where buildings are constructed within 50 cm of the adjacent lot boundary line, during individual building projects. It also recommended the use of the area for small-scale office facilities supporting commercial functions and educational and research facilities responding to educational demand.
The district unit plan area was expanded from the existing 78,419㎡ by absorbing part of the residential area located on the east side of Songpa-daero. The city explained that this was reorganized to promote a safe pedestrian environment to nearby Jamsil Girls' High School and Ilsin Girls' Commercial High School.
