Starting April 30, Gyeonggi Province will provide the “Multi-family Housing Self-Estimate Program”-a tool that allows anyone to easily calculate the appropriate price for apartment repair work-nationwide by linking it to the Apartment Management Information System (K-apt) operated by Korea Real Estate Board.
Apartment residents and management entities have often found it difficult to determine whether contractors’ quotes for repair work are reasonable, which has become a major cause of unreasonable construction expenses and conflicts within apartment complexes.
To address this, Gyeonggi Province has been distributing its own self-estimate program, and the Central Apartment Management Support Center of Korea Land & Housing Corporation (LH) has been providing online consulting. However, there have been ongoing criticisms about poor accessibility at sites, as users had to find and visit each organization’s website individually.
In response, Gyeonggi Province, together with Korea Real Estate Board, the Central Apartment Management Support Center, and Gyeonggi Housing & Urban Development Corporation (GH), has devised a solution by directly linking Gyeonggi Province’s self-estimate program to K-apt, which serves as the main portal for apartment management. Apartment management entities across the country can now access Gyeonggi Province’s and the Central Apartment Management Support Center’s estimate systems instantly by simply selecting the construction cost self-estimate menu within the bidding and private contract sections of the K-apt Complex Manager System.

원본보기 아이콘In addition to management entities, the general public in Gyeonggi Province can also freely use this feature through the Gyeonggi Province Lifelong Learning Portal Gseek and the Central Apartment Management Support Center’s website, as the service has been fully opened to everyone.
With this integration, users can now easily check estimated costs for a total of 14 key types of work simply by accessing K-apt. For nine types of work supported by Gyeonggi Province-including interior and exterior wall painting, underground parking lot floor coating, and installation of parking barriers-users need only input essential information such as the number of devices or type of cable, and the system instantly calculates the total cost, including the latest material prices, labor, and expenses. In addition, five types of work supported by the Central Apartment Management Support Center of Korea Land & Housing Corporation (LH)-such as elevator, piping, transformer, CCTV, and water pump replacements-can all be checked at once, greatly improving convenience at management sites.
Gyeonggi Province plans to run a pilot operation until July, then launch the full-scale service starting in August after further system improvements are completed.
Lim Kyuwon, Director of the Multi-family Housing Division at Gyeonggi Province, said, “With this system integration, a solid foundation has been established to prevent inflated construction costs and ensure transparent budget execution in apartment complexes nationwide. We will continue to identify and address inconveniences experienced by residents at the field level and strive to establish a rational and transparent culture of multi-family housing management.”
