Gyeonggi Province announced the officially assessed prices for approximately 461,000 individual houses as of January 1, 2026, in accordance with the "Act on the Public Announcement of Real Estate Values" on April 30.
This year, the average individual house price in the province rose by 2.68% compared to the previous year. By city and county, Gwacheon City recorded the highest increase at 4.4%, while Dongducheon City had the lowest at 1.2%.
Among the officially announced houses, the most expensive is a property located in Seongnam City, valued at 16.4 billion won, while the least expensive is a house in Yeoncheon County, valued at 2.09 million won.
This year's individual house prices were finalized after a housing characteristics survey was conducted for each city and county in November 2025, followed by a public opinion hearing with property owners and a review by the Real Estate Price Public Announcement Committee.
From April 30, the officially assessed prices can be checked on city and county websites, as well as at realtyprice.kr, or by visiting the civil service office of the local government where the property is located.
Property owners and interested parties who wish to object to the officially assessed prices may submit their objections online via the Real Estate Price Notification Service, or by visiting the civil service office of the relevant city, county, or district, or by mail or fax, until May 29, 2026.
Objections received will undergo a re-investigation and review of price appropriateness, and any adjustments will be officially announced on June 26, 2026.
Ryu Young-yong, Head of the Taxation Division of Gyeonggi Province, stated, "As the officially assessed prices affect property taxes and health insurance premiums, we will focus on enhancing fairness and reliability."
