735 Applications Submitted for 521 Special Supply Units

The "Gyeonggi Gwangju Station Lotte Castle Signature Complex 1," located in Yangbeol-dong, Gwangju, Gyeonggi Province, received more applications than the number of units available during its recent special supply housing lottery.


According to Korea Real Estate Board's Cheongyak Home on April 28, a total of 735 applications were submitted for the special supply lottery held the previous day, which recruited 521 units, resulting in a competition rate of 1.41 to 1. All layouts for the exclusive 59㎡ units were sold out, but demand for units of 84㎡ or more was relatively low. As a result, the first-priority lottery to be held on this day is expected to determine the final sales performance. Special supply units are primarily available for newlyweds, first-time homebuyers, and multi-child households who are actual end-users without homes.

The demand confirmed in the special supply is expected to continue into the first-priority application round. A sales representative stated, "For those aiming to secure a unit for actual residence, targeting the 84㎡ type, which has a large supply and thus a greater chance of winning, is a practical approach." Of the total 1,077 units in the complex, 752 are exclusive 84㎡ units, accounting for approximately 70%.


"Gyeonggi Gwangju Station Lotte Castle Signature Complex 1" is expected to benefit from transportation network expansion. With the official announcement of the implementation plan for the Suseo-Gwangju double-track railway, it will soon be possible to reach Suseo Station in Gangnam-gu, Seoul, in just two stops.


In terms of residential environment, the complex is located adjacent to Ssangryeong Park, which covers approximately 510,000 square meters. However, since a retaining wall up to 15 meters high is scheduled to be installed along the eastern boundary of the site, applicants for lower-floor units should consider the impact on views and sunlight.


As a financial benefit, the initial down payment burden has been reduced by applying a 5% deposit and a fixed first contract payment of 10 million won. Residents of Gwangju and the greater Seoul metropolitan area can apply for the first-priority lottery regardless of their current home ownership status. For units larger than 85㎡, winners are selected by 100% lottery, providing opportunities even to those with lower point scores.


The application schedule proceeds with first-priority applications on April 28 and second-priority applications on April 29. Winners will be announced on May 7, and formal contracts will be signed over three days from May 20 to May 22. The model home is located in Tanbeol-dong, Gwangju, Gyeonggi Province.
