This complex, supplied by Kumho E&C, is located in Block A-63BL of the Pyeongtaek Goduk Internationalization Planning District, Goduk-dong, Pyeongtaek-si, Gyeonggi Province. It will consist of six buildings from one basement level to 27 above-ground floors, with a total of 630 households offered in exclusive areas of 74m² and 84m². The subscription process starts on April 27 with special supply, followed by the first-priority application on April 28 and the second-priority application on April 29. The announcement of successful applicants is scheduled for May 7.

This project stands out for its price competitiveness, achieved by applying the price ceiling system despite a recent steep rise in presale prices and a surge in the highest presale prices in the region. The presale price per 3.3m² is approximately 15.4 million won, which is 13.3% lower than the average apartment transaction price per 3.3m² in Goduk New Town, which is 17.77 million won. Additionally, as a new complex with a move-in date scheduled for October 2028, it continues to receive positive evaluations in terms of future value.

Reflecting this interest, the model home that opened on April 24 drew a steady stream of prospective buyers, demonstrating high demand. Even before opening, a queue formed outside, and the consultation area was bustling with visitors seeking information about subscription qualifications, product offerings, and specialized design features.

In addition to its reasonable price, the project is also rated highly for its product value. Supplied as a public-participation public presale that combines public price stability with the design competitiveness of the private builder, it features the differentiated, specialized design unique to Kumho E&C’s residential brand 'Athera,' which continues to sell out in areas such as Goyang in Gyeonggi, Geomdan in Incheon, and Cheongju in Chungbuk.

The complex is arranged with all units primarily facing south to maximize sunlight and views, and it is designed as a park-style complex with no cars above ground, providing a pleasant living environment. There are two types of 74m² units and three types of 84m² units, offering a wide variety of floor plans for buyers to choose from. All types include ample storage spaces such as entrance storage, a master bedroom walk-in closet, and a powder room. Most units feature a 4-Bay flat layout to maximize natural light and ventilation.

The community facilities are well-equipped, including a child care center, small library, golf practice range, screen golf, GX room, guest house camping share center, and a healing center.

In terms of location, the complex offers convenient access within the area via the planned Goduk Jungang 1-ro and excellent connectivity to the wider metropolitan transportation network through Pyeongtaek Goduk IC and Eoyeon IC. Residents will have access to Seojeong-ri Station on Subway Line 1, and a BRT station circulating the Goduk International New Town is also planned within walking distance, further enhancing transportation convenience.

The educational environment is also systematically planned. Kindergartens and elementary and middle schools are set to open within walking distance of the complex, with Goduk 14 Elementary School and Goduk 6 Middle School both scheduled to open in March 2029. In addition, the Annie Wright Schools international school, for which Pyeongtaek City and the school have signed a memorandum of agreement, is aiming to open its campus by 2030.

On the southern side of the complex, a comprehensive development project including cultural, business, medical, and commercial facilities is planned, with the new Pyeongtaek City Hall scheduled to open in 2028. Cultural facilities such as the Pyeongtaek Art Center, the planned Pyeongtaek Library, and the proposed Pyeongtaek Museum are also set to be established. Major retail outlets such as Homeplus Songtan, Costco Pyeongtaek, and Emart Pyeongtaek, as well as multiplex cinemas including Lotte Cinema Songtan and CGV Pyeongtaek Goduk, will also be easily accessible.

In a situation where rising construction costs are driving up presale prices across the country, complexes in Goduk New Town with the price ceiling system-where location desirability is high-are expected to generate intense competition among end-users seeking capital gains.

The actual contract period will be from June 28 to July 1, and move-in is scheduled for October 2028. The model home is located in the Goduk-dong area of Pyeongtaek-si.
