Korea Land and Housing Corporation (LH) announced on April 27 that it will begin accepting applications for specialized purchase-type rental housing proposals for the first half of 2026.
Specialized purchase-type rental housing is a project in which private operators propose and construct rental housing tailored to the needs of specific tenant groups. The public sector then purchases these properties and rents them out at affordable rates.
Representative examples include 'Haesimdang' in Dobong-gu, Seoul, which fosters a senior community and provides health and care services; 'Art Stay' in Yeongdeungpo-gu, which supports young people in the arts and entrepreneurship; and 'Dadareum House' in Eunpyeong-gu, which assists people with disabilities in achieving independence.
This call for proposals will cover a total of 1,000 units and will be conducted in the 'private proposal' format, allowing private operators to freely suggest various themes such as care and childcare, job creation and entrepreneurship support, and support for returning to farming or rural life.
In addition, to encourage greater participation from private operators, institutional improvements have been incorporated, including: ▲unification of price assessment methods, ▲a cap on the total review period, and ▲penalties for poorly managed organizations.
Applications will be accepted from April 27 through May 11. After the application period ends, document reviews and comprehensive evaluations will be conducted in June and July, and the final results will be communicated thereafter. For the selected properties, an appraisal and other procedures will be carried out in October prior to signing the agreement.
