Jungnang-gu Approves Promotion Committee for Myeonmok 10 District Redevelopment

A Residential Complex with Up to 35 Stories and 971 Units to Be Built

The private redevelopment project for Myeonmok 10 District in Jungnang-gu, Seoul, has taken its first step toward establishing an association. On April 27, Jungnang-gu announced that it had approved the organization of the association establishment promotion committee for the "Myeonmok 10 District Residential Maintenance-Type Private Redevelopment Project" in the area of 174-1 Myeonmok-dong on April 20.

This approval is an official recognition of the promotion committee formed by residents prior to the association's establishment, signifying that preparations for the redevelopment project are now in full swing.


Under Article 31 of the revised Urban and Residential Environment Improvement Act, which took effect in June 2023, it has become possible to organize a promotion committee in districts where resident public review for the redevelopment plan has been completed, even before a maintenance district is officially designated. Myeonmok 10 District met the legal requirement of majority consent by securing the agreement of more than 60% of landowners and other stakeholders. The approval comes about two months after the consent forms were certified and assigned serial numbers in February.


The area in question has consistently seen calls for improvements to the residential environment. In December 2024, it was selected as a candidate site for Seoul’s expedited integrated planning program. Subsequently, on October 30, 2025, the integrated planning was finalized, and on April 10, 2026, the redevelopment plan and district designation proposal were conditionally approved following a review by the Seoul Metropolitan Government.


According to the redevelopment plan, the area will be upgraded from a Class 2 General Residential Zone (up to 7 stories) to a Class 3 General Residential Zone, with a project feasibility correction coefficient of 1.52 applied. As a result, a residential complex with up to 35 stories and a total of 971 units will be built, including 170 rental units. A public pedestrian passage will be created in the center of the complex, and a raised crosswalk will be installed at the intersection to enhance pedestrian safety.


Jungnang-gu currently has 27 sites selected as candidates for housing development projects by the Ministry of Land, Infrastructure and Transport and the Seoul Metropolitan Government, and is promoting various maintenance projects such as redevelopment, reconstruction, urban public housing complex projects, and Moa Town initiatives.


Ryu Kyunggi, Chief of Jungnang-gu District Office, stated, "With the approval of this promotion committee, a foundation has been laid for the full-scale advancement of redevelopment projects in the Myeonmok-dong area. We will continue to provide administrative support to ensure the project proceeds smoothly and will make ongoing efforts to create a pleasant residential environment."
