Prime Location with Excellent Access to Seoul Attracts Buyers Amid Lack of Subscription and Loan Restrictions

The model home for "e-Pyeonhansesang Bucheon Urban Square" opened on April 24, 2026, confirming strong interest from buyers in non-regulated apartments in the Greater Seoul area. Visitors continued to arrive from the morning on a weekday, and the atmosphere was lively with long lines forming outside the exhibition hall as people waited to enter.

The complex boasts a prime location directly in front of Sosa Station, an interchange station for Subway Line 1 and the Seohae Line. Thanks to this, the G Valley business districts such as Guro and Gasan are accessible within 20 minutes, while major business districts in Seoul, including Yeouido and Gangnam, can be reached in about 40 minutes.


Its status as a non-regulated area, relatively free from subscription and loan restrictions, is believed to have attracted end-users who value accessibility to Seoul.


This complex, supplied through the Sosa District 3 Housing Redevelopment Maintenance Project, will comprise 13 buildings ranging from three basement levels to 38 stories above ground, totaling 1,649 units. Of these, 897 units with exclusive areas of 59-84㎡ will be available for general sale. The distribution by type is as follows: 374 units of 59㎡A, 107 units of 59㎡B, 208 units of 74㎡A, 108 units of 74㎡B, 73 units of 84㎡A, and 27 units of 84㎡B.


The subscription schedule begins with special supply applications on May 4 (Monday), followed by first-priority applications on May 6 (Wednesday) and second-priority applications on May 7 (Thursday). Winners will be announced on May 13 (Wednesday), and the official contract period will run for four days from May 26 (Tuesday) to May 29 (Friday).


First-priority general supply applications are open to residents of Bucheon and the Greater Seoul area who are at least 19 years old. Applicants must have been enrolled in a subscription savings account for at least 12 months and meet the required deposit amounts according to region and unit size. The resale restriction period is one year, but there are no additional restrictions on repeat wins or mandatory residency.


The complex also offers contract terms designed to reduce the financial burden on buyers. As a non-regulated area, an LTV of up to 70% applies. Additionally, with a 5% down payment, a fixed first installment of KRW 10 million, and deferred interest payments on the intermediate loan (covering 60%), the initial financial burden for end-users has been significantly reduced.


The model home is located on Gilju-ro, Wonmi-gu, Bucheon-si, Gyeonggi Province, with move-in scheduled for October 2029.
