The commercial spaces within 'The Sharp Tangjeong Infinity City' in the Tangjeong district of Asan, South Chungcheong Province, are set to hold bidding and contract procedures on April 29. With growing interest in the Tangjeong area's real estate market, this new supply is drawing significant attention from potential buyers.
Recently, a series of new residential developments in the Asan Tangjeong area have been attracting market attention. Earlier this month, a neighboring complex, designated as Complex A, recorded a competition rate of up to 67.5 to 1 in first and second priority subscriptions. A total of 7,658 applications were submitted for 1,638 available units, resulting in an average competition rate of 4.7 to 1. This demonstrates sustained interest in the Tangjeong residential market, even as polarization in local real estate markets intensifies.
Against this backdrop, the commercial spaces within 'The Sharp Tangjeong Infinity City,' which already achieved strong sales in previous phases, are also in the spotlight. The complex previously established itself as a flagship development in Asan Tangjeong by posting record-breaking sales during the first to third phases of apartment offerings. The first phase saw a competition rate averaging 52.5 to 1, peaking at 82.5 to 1, with all units selling out quickly. The second and third phases also concluded with high levels of interest. As these commercial facilities are located within a large-scale, already proven brand town, the current supply is drawing keen attention from the market.
The commercial spaces within 'The Sharp Tangjeong Infinity City' will benefit from a fixed customer base of 3,517 households-1,140 in the first phase, 1,214 in the second, and 1,163 in the third. Including nearby residential areas, the total potential customer base is expected to reach approximately 5,000 households. Additionally, the proximity to Samsung Display City and the Tangjeong General Industrial Complex allows the development to attract demand from people who work nearby.
The commercial offerings have been differentiated according to the locational characteristics of each phase. The first phase features a street-type retail area along a school commuting route, catering to the educational zone. The second phase boasts a corner location at the main entrance and road boundary. The third phase is designed as a nature-friendly commercial zone, utilizing adjacent parks and waterfront areas, allowing for a wide range of businesses from lifestyle convenience stores to stay-type services.
In terms of supply, the first and second phases each offer two units, while the third phase offers four units, making these commercial spaces highly scarce. Notably, Unit B101 in the second phase stands out as the largest exclusive space among all commercial units in phases one through three, making it a prime location suitable for large-scale retail or F&B businesses.
A representative for the sale stated that, with proven residential demand and the strengths of the brand town, there has been a steady stream of inquiries ahead of the upcoming bidding and contract process.
