Gyeonggi Province to Provide 'Apartment Design Documents' Support for 30 Complexes This Year

Gyeonggi Province is implementing the Apartment Design Advisory Group Design Document Support Project.

On April 21, Gyeonggi Province announced that it will launch the Apartment Design Advisory Group Design Document Support Project, starting with L’Cour Apartment in Osan City, to prevent wasteful management expenses and substandard construction resulting from a lack of expertise during apartment common area repair work.

Typically, when apartment complexes undertake repairs such as leak fixes or exterior wall painting, non-expert resident representative councils and local residents face significant difficulties drafting complex construction statements of work or specifications by themselves.

This lack of technical expertise often leads to fundamentally problematic outcomes, such as being swayed by inflated quotations from contractors or failing to identify low-quality materials. Ultimately, this has resulted in a direct waste of residents’ hard-earned management fees.

To address these inconveniences and financial losses for residents, Gyeonggi Province is the only local government in the country to offer a free support service in which private experts directly prepare design documents.

The technical advisory group, consisting of 100 experts across 10 fields, visits apartment complexes in person and meticulously prepares the required statements of work and specifications for repairs. From 2015 to 2025, 341 apartment complexes have already benefited from this system, successfully preventing management fee leaks and improving construction quality. This year, the province plans to provide professional design documents to another 30 complexes.

In particular, starting this year, a new 'Swift Plus' system has been introduced to maximize effectiveness by ensuring that the golden time for repairs is not missed. When there is an application for design document support, Gyeonggi Province will conduct prior consultations with Gyeonggi Housing and Urban Corporation regarding the application details to minimize document preparation time, prevent delays in repair work, and increase resident satisfaction by ensuring timely access to a safe and pleasant living environment.
