Lotte Construction announced on April 20 that it will officially begin sales with the opening of the model home for "Jeongdong Lotte Castle 136," a small residential complex tailored for single- and two-person households.


Located in Sunhwa-dong, Jung-gu, Seoul, the complex consists of 102 urban lifestyle housing units and 34 officetel units, totaling 136 units. Of these, 62 urban lifestyle housing units and 34 officetel units will be available for general sale. The general sale residential units are offered in a single size of 59 square meters of exclusive area, while the officetel units are available in 118 square meters and 119 square meters.


The complex is a non-regulated product comprising apartment-style housing and officetels. Unlike apartments, there is no mandatory residency requirement for the initial buyers. In addition, any domestic resident aged 19 or older can apply, regardless of whether they hold a subscription savings account or their place of residence, and there are no restrictions for those who have previously won residential lotteries.


While the application requirements have been relaxed, the price of officetel units exceeds 2.5 billion won, making it a product accessible primarily to buyers with significant financial resources. The urban lifestyle housing units are priced between 1,461 million won and 1,499 million won, while the officetel units range from 2,537.17 million won to 2,671.23 million won. The contract deposit is 5% of the sale price, and if buyers use loans from designated financial institutions, the interim payment is interest-free.

The key advantage of this complex is its proximity to Seoul’s central business districts. City Hall, Gwanghwamun, and the Seoul Station area are nearby, making commuting convenient. There are also many financial companies, major corporate headquarters, media organizations, and public institutions in the vicinity.


The transportation environment is also favorable. Residents can access subway lines 1, 2, 4, and 5, as well as the Airport Railroad and GTX-A, from around the complex. City Hall Station, Chungjeongno Station, and Seodaemun Station are close by, and Seoul Station is within walking distance.


The living infrastructure is also well developed. Seosomun History Park, Deoksugung Palace, Seoul Plaza, Seoul Museum of Art, and Sejong Center for the Performing Arts are all nearby, providing easy access to parks and cultural facilities. Shopping options such as Lotte Mart and Lotte Outlet, as well as medical facilities like Kangbuk Samsung Hospital and Seoul Red Cross Hospital, are conveniently accessible. Nearby schools include Deoksu Elementary School, Changdeok Girls' Middle School, Ewha Girls' High School, and Ewha Foreign Language High School.


The complex will also offer community facilities such as a screen golf range, golf practice range, fitness center, and shower rooms. All types of residential units will feature a dressing room. The 59 square meter A and B types have a three-bay flat layout with a "ㄷ"-shaped kitchen, and include a vanity table in the master bedroom and built-in wardrobes in the bedrooms. The 59 square meter C type features a specialized bathroom.


The officetel units also provide ample storage space. All types include three pantries, a dressing room, and a master bedroom vanity table. The 119 square meter type is designed with a four-bay flat layout. All residential units and officetels come with complimentary appliances, including a four-door refrigerator, built-in washing machine, electric system air conditioner, and kitchen TV.


The application schedule is April 22 for officetel units and April 27 for urban lifestyle housing units. Winners will be announced on April 30. Contracts for officetel units will be signed on May 1, and for urban lifestyle housing units from May 11 to 13. Move-in is scheduled for April 2027.


The model home is located in the Hangang-daero area of Yongsan-gu, Seoul.
