Amid ongoing economic uncertainty and the persistent burden of high interest rates, companies are changing their criteria for choosing office locations. There is a clear trend of preferring sites that are more cost-effective and offer excellent accessibility to Seoul over traditional central business districts, in order to reduce fixed costs. Reflecting this trend, "Hyundai Terratower Guri Galmae," located in the Guri Galmae district adjacent to Seoul, is attracting attention as a new business hub.

The complex is situated near Galmae Station and Byeollae Station on the Gyeongchun Line, and when the GTX-B line opens in the future, travel time to major business districts in Seoul is expected to decrease, enabling the center to serve as a key node in the greater metropolitan business network.

From the perspective of efficiency, which is a critical factor when selecting workspaces, knowledge industry centers are being evaluated as spatial alternatives. Recently, companies have shown a preference for integrated work environments that go beyond simple office space, allowing for both logistics and work to be conducted simultaneously.

Hyundai Terratower Guri Galmae has incorporated this demand by applying a design focused on work efficiency. The drive-in system allows for logistics movement using vehicles, and the facility is equipped with freight elevators and parking spaces, enabling simultaneous use for logistics and office functions. With a variety of office space sizes available, the center is designed to accommodate a diverse range of businesses, from startups and small- to medium-sized enterprises to research and development companies.

Another reason companies are choosing knowledge industry centers is the long-term cost structure. With the burden of high rents in downtown Seoul, companies prefer to secure spaces that can be turned into assets rather than simple rented offices. Knowledge industry centers are considered spaces that can reduce corporate cost burdens through relatively reasonable sale prices and various institutional benefits.

Guri Galmae district, as a planned new town, is being developed as an area that integrates residential, commercial, and work facilities, raising expectations for future demand and increased regional value. In this context, there is analysis that companies are approaching the choice not just as securing a workspace, but as establishing a long-term business base.

An industry official stated, "Recently, companies are not just looking at office location, but are comprehensively considering work efficiency, cost structure, and future value," adding, "Knowledge industry centers in metropolitan areas with access to Seoul are attracting continual inquiries from companies, as they align with these demands."

As demand rises for knowledge industry centers in metropolitan areas adjacent to Seoul for use as corporate business hubs, Hyundai Terratower Guri Galmae in the Guri Galmae district is also being chosen as an option among entrepreneurs considering relocating their offices.

"Hyundai Terratower Guri Galmae" is currently in the process of welcoming new tenants and is providing information on both leasing and sales at the promotional center located on the first floor of the complex.
