An apartment complex with 2,195 units will be built in the transit-oriented zone near Myeonmok Station in Jungnang-gu, Seoul. The project will include 569 long-term lease housing units, which is expected to contribute to housing stability for vulnerable groups.


The Seoul Metropolitan Government announced on April 16 that the 6th Urban Planning Committee has approved, with modifications, the designation of the redevelopment area and the redevelopment plan for the transit-oriented long-term lease housing urban maintenance-type redevelopment project in the area of 542-7 Myeonmok-dong, Jungnang-gu.


The site is located in the station area of Myeonmok Station on Subway Line 7. Through this decision, a new redevelopment area of 80,278.7 square meters has been designated. In three out of the four plots, an apartment complex consisting of 17 buildings ranging from four basement levels to 40 above-ground floors will be constructed. The total number of units is 2,195, including 569 long-term lease housing units and 163 redevelopment rental units. Of the long-term lease units, 50% will be supplied as 'Mirinae Home' for newlywed couples.


A park of approximately 6,600 square meters and social welfare facilities such as a senior center will be set up near the adjacent low-rise residential area and Myeondong Elementary School. The plan also includes the creation of green spaces connected to the urban landscape and community facilities near Myeonmok Station and surrounding areas.


Myeonmok-ro 61-gil, which runs east and west through the site, will be widened from 6 meters to between 10 and 15 meters to improve the pedestrian environment. Height planning has also been established, taking into account the nearby apartment complexes, mid- and low-rise residential areas, and the cityscape.

In addition, the city will pursue a transit-oriented long-term lease housing urban maintenance-type redevelopment project in the 684 Geumho-dong 2-ga area of Seongdong-gu.


The site is located in the transit zone of Singeumho Station on Subway Line 5, providing excellent access to central Seoul and Yeouido. A new redevelopment area of 15,733.1 square meters will be designated, and on a 14,607-square-meter residential plot, five apartment buildings with five basement levels and up to 21 above-ground floors (not exceeding 67 meters in height) will be constructed. A total of 480 units will be supplied, consisting of 329 private sale units, 59 mandatory redevelopment rental units, and 92 long-term lease housing units. Of the long-term lease units, 50% will be supplied as 'Mirinae Home.' In addition to road expansion, a site development plan has been established, taking into account the hilly terrain characteristics of the area.

At this Urban Planning Committee meeting, the designation of a redevelopment area and the redevelopment plan for the urban maintenance-type redevelopment project for the station area revitalization near Omokgyo Station in Yangcheon-gu were also approved with modifications.


The Omokgyo Station area revitalization project is located in the area of 86-45 Sinjeong-dong, Yangcheon-gu. The site covers 4,506 square meters. According to the new redevelopment plan, a mixed-use residential and commercial building will be constructed with a floor area ratio of up to 400% and a height of up to 100 meters.


Located on the south side of Omokgyo Station, the site is near Mokdong New Town Apartment Complex and Anyangcheon Stream. Through this project, a 3-meter wide setback will be secured, and public open spaces will be created on the north and south sides to improve the pedestrian environment and provide facilities for youth.
